Duplex

We waited almost 12 months to have an exterior underground conduit fixed. Although it turned out to be on the developers side of the property and not Pacesetter's, Pacesetter knew about it and assured me it would be resolved quickly. A year is not quick. That being said, they did work with the developer to sort out the issue in the end.

We had an issue with the grading of our yard last fall and their inaction at completing it. They were using our back yard as an thoroughfare to complete other homes, yet told us the reason for the delay was actually the weather. I contacted the city surveyor who told me our yard had failed its grading inspections on two separate occasions because of construction damage by contractor vehicles. It wasn't until i filed a claim with the better business bureau and posted no trespassing signs did they grade our yard as our contract stated.

Hi Neil,
I apologize about the delay in responding; I wanted to touch base with our service department and look into your file. From our records, we have taken care of everything we can on your property and unfortunately, this conduit issue is outside of the property line and therefore outside of the scope of what we can touch. Our team has contacted the developer on your behalf to help move things along. Unfortunately we are unable to control or have any input into the time frames of the developer and service providers.
If there are any issues that come up regarding your new home, our service department will be happy to assist you.

2013 seems to be a very bad year for pacesetter, Started off great amazing experience no hassle - sales team was supportive and great and went downhill as from possession date ... many many defects specially on exterior of house - looks like a sloppy DIY JOB! the shingles blew off after a week, terrible workmanship ! the yard was left with trash and hazardous items all over. there are nails all over ( I can open a nail shop) huge discrepancy between what we heard during pre occ and occupancy visit as we were promised clean up and items that did not seem to bother the occupancy visit coordinator. (she didn't care). So far we are very disappointed ... complete let down as soon as you take possession - no dates when items will be fixed, it feels like now you have to wait ... very poor customer service. Clearly no wonder you have to wait when I look at number of unhappy customers since beginning of 2013 ... very very revealing ... I am beginning to document evreything and I'm considering Full Home Inspection and legal action if necessary

The service was poor and they don't care after they take your money. BIG MISTAKE! I tried to build a dream home for my wife but ended up with a nightmare. Reconsider before you move forward with Pacestter.

Unhappy customer!

IN RESPONE TO COMMENT
To add:
• Kitchen cabinets need to be fixed… Of course at my cost
• Roof is filled with post construction debris and nail scattered all over
• Conduit was poorly made and placed incorrectly. I had to hire trades to have it fixed
• Refund from the incorrect statement of adjustments.
• Nails of fascia do not match the color of the fascia
• There is a 1 cm gap in the hardwood and baseboard in the nook.
• There is 2 cm gap in the baseboard and carpet in the master bedroom
Superintend promises to show up and is nowhere to be found. We rearrange our day to accommodate and she does not have the courtesy to let us know she will not come. This has happened multiple times… please explain “very happy”. We would be happy if action is taking place.
We have given your superintend a key to our house and still nothing happened. We have experienced too much of over promise and under deliver.
PLEASE FIX AS PROMISED.

I am a little surprised to see your comments. At our meeting last week we had discussed your outstanding concern and I was under the impression we had resolved it to your satisfaction. At the end of our meeting, both you and your wife mentioned that you were very happy with the way your home had turned out. As we stated at that meeting if you have any new concerns our construction and/or service department will be glad to assist you.........

Thank you for your feedback. I did have a conversation with your site manager it appears there was some miss communication about yesterdays appointment. From what she says from your meeting with her this morning that you were very happy today and that other than 2 items all non seasonal work will be completed today just two weeks post move-in date. Please contact our service department for any new items you may come across as this web site is not the forum for service requests.

Pacesetter Duplex SpruceGrove

Sales Team was great, except for the mishap of forgetting to add a 10,000 deposit I had made. Quality of Work TERRIBLE.

Everything was rushed and you could tell. I was told they were having a great year and made a record of homes built,I can tell you they built homes very quickly.... The paint job was very poorly done the cut in lines are unbelievable. There is discoloration on the walls; I was told perhaps they used old and new paint??? There is paint on the carpet in the master bedroom.

The snow is starting to melt and there is garbage everywhere. There is no reason they couldn’t have picked up as they went along.

There are very obvious errors that could have been noted and repaired BEFORE the final possession walk through. Bathroom receptacles are not GFCI types, poor placement of electrical switches, I am not sure how this passed inspection, perhaps it was a rush job like everything else. The grout in the bathroom tile job has porosity, think about the water damage...because it was not noted in the walkthrough I guess I get to pay for the fix....

There was a gap in-between the floor and the wall, again it could have been fixed before the walkthrough.

My sum pump water gauge line was spliced; they put a piece of electrical tape over it and called it "fixed" until I refused to accept it.

I was missing insulation panels in the garage, was not noted on the walkthrough, I had to call the overhead door company to take care of it myself, again another obvious "REALLY???"

This was my starter home and I will never purchase nor recommend a pacesetter home to anyone else. Very disappointed. However I have learned my lesson in making a home purchase, it would have been worth my while to first check online reviews.

New home built

The start of the process was great, we had an amazing sales lady. There was a hold up in the building of the house for three weeks, because of a permit. Once we moved in, we had many problems with the carpet and the laminate. It took over 8 months to get our rough grade taken care of, and then we failed due to our window wells not being high enough. Terrible craftsmanship, and many problems for our twelve month service request. Pacesetter offered to fix our neighbours nail pops in the drywall or give them $75. Seriously??!! I will never buy from Pacesetter again, and would never recomend them to anyone.

Hello Karissa
Thank you so much for your feed back. It is great to hear that our sales staff was amazing. I did look into the circumstances regarding your grading and it appears the county inspector was doing a great job in making sure the grading company got things just right. The abnormal rainy season did contribute to our dilemma with the grade taking longer to complete than normal. The nail pop option that was offered to your neighbour is standard through the industry. I also checked into your one year service request and it appears all of your service items were booked or completed in December. If this is not the case, please contact us and we would be happy to assist you.

Bought new home

Bought brand new Pacesetter home, we have an extensive list of repairs from most 1 year ago that still needs to be addressed. Quality of workmanship & materials is not equal to cost of home. Service is extremely poor. Overall, I would not buy a Pacesetter home again.

Home Build

We were very happy with our homebuilding experience. Our sales person made the process very easy by explaining every detail thoroughly. We are happy with the home other than the few nail pops, etc which are to be expected. One hidden cost was for a set of blinds in a window we added and we were under the impression that the blinds were covereed for the entire house. Other than that, we are pleased with the result!
