POOR QUALITLY

Pacesetter built us a family home, 18 months after moving into the house the baseboards are lifting. There are cracks space between the wall and ceiling. Outside of the house is so awful I complained about it, I was told they can't do anything to it. The ServicesQ will tell you to submit a ticket for any issue about the house, the ticket sits for weeks and later close it. Sometimes they send people on site but they'll have to come again to fix the problem. I have had a thumping sounds in my house. I have submitted up to 3 tickets, they have not sent any technician to fix it. They sent a serviceq representative to check and they have not come up with any tangible solution. The thumping sound is all around the house, once the heater starts the thumping sound follows. You can't have peace and quiet in your own house. How horrible can that be ? Will ever buy from Pacesetter again? NO WAY, NEVER AGAIN. Once my mortgage reaches it maturity, I'm selling it off.

Poor Product and Service Quality.... Not sure they actually Care

We built our dream home with Pacesetter during the pandemic. We were understanding that it took ~18 months for the buiid. The disappointing thing is they rushed us into the home in December 2022. Over the next 3-4 months, we had close to 40 different trades appointements to complete some major and minor fixes/build items. Its now October 2024 and we are completing the final item..... parging. Something they missed during the build. I'm not a builder but I'm pretty sure it should have been completed a LOT earlier. The only thing that has saved my sanity has been ServiceQ who are probably more co-builders than anything.

I can't even say the buying and designing process was particularly great. The initial sale was really good but just deteriorted after that. We had a number of issues during the confirmation of the design and even though there were mistakes made on their side, there was no real desire to acknoledge or rectify. I shared the feedback in their survey and no one from Pacesetter has reached out. So the only conclusion that I can come to is that after your have signed your contract...... they don't really care.

I love the house and the design, however, its taken FAR too much of my time and energy to chase, project manage etc to get the bare minimum. What should have been an amazing experience to build my family's dream home, ended up being a nightmare that I wouldn't recommend to anyone.

Company Response

Thank you for providing this feedback. We are saddened to hear your experience has not met your expectations.

Pacesetter Homes stands behind every home we build and are here, through our service Q partners, to resolve any warrantable items on your home as well as any deficiencies noted on your walkthrough. The time frame your home was built in was a difficult time for builders due to the nation-wide housing boom that was ongoing at that time. This boom resulted in a shortage of both trades and supplies. While we don’t rush the construction of a home, there may have been more deficiencies at possession than normal. We apologize for any frustration you may have.

Parging is a seasonal item and can only be done when the temperature is above a certain point. Parging normally occurs around the same time as rough grade and is completed community by community, rather than by possession. Since parging remains outstanding for you, we would like to look into the matter. Please email info@yourpacesetter.com and provide your address so we may resolve this matter.

Sinking Driveway & Sidewalk

DO NOT BUY HOUSE FROM PACESETTER BUILDER! We bought a brand new house attached garage from them and we regret it so much! Our house is only 5 years old older and right now driveway settled for more than 5 inches. Most of houses in our street their driveway also sinking and all those houses are built from PACESETTER! So it really obvious that they cheap out the materials or they really had a very poor workmanship in that driveway. Even our sidewalk, we can see that there is a void under and starting to sink also. We bought a brand new house thinking were not gonna have these kind of problem in our house for years or so. There is also other house in our neighbourhood which is much older from our house but they driveway is still looks new and no sinking, But because their
builder is NOT PACESETTER! SO DONT BUY HOUSES FROM PACESETTER! Not worth the money for expensive house!

Transition to My New Home

Starting with Howie, the team helped to make the purchase and transition as smooth as possible.

As soon as I walked in, I could see the style and design suited me. The purchase was efficient, and occupancy was as planned. Pacesetter helped me to gain a few days, which I greatly appreciated.

Im happy with the small touches in the design, even though there is still work to do. I believe the company will see it through to my full satisfaction.

Both the house and the transition into it get high marks from me.

Pacesetters is the worst builder to buy home from

Bought home in 2021, after the sales manager got the cheque and signe the agreement, he was never available for listening. The worst material used for plumbing and faucetts. Booked multiple appointments with ServiceQ and still many items pending to get repaiered and now they are asking warranty period is over. I have to replace toilet fill valves after year and half, faucett water flow in sinks and kitchen is too slow, garagae and drive way reapirs pending and no response from ServiceQ.
Pacestters builder will find the cheapest possible material from the market that could hardly last for a year to cover their one year warranty. Overall the worst experience.

Veranda Roof Leaks in Winer When Snow Melt

I have observed this leaking issue on my porch(front door) since last winter. Basically whenever the temperature goes above 0, snow melt and I observed the leaking from the roof of Veranda at the front door. I bought this house new in 2015, only 7 years it starts leaking. I have discussed with the Service Administrator, they said it's not covered after 5 years. Be careful if you buy house from Pacesetter.

New Home

I wish I had never signed on for purchasing a house with Pacesetter. They are selfish people who are experts at giving empty promises. I agreed to a contract with them to build a new house, and I was told before signing a contract that I would have an option to select design and furnishings of house and all included in price of house. They stopped to communicate with us after we signed a contract with them. When we went to select our home décor options, they charged us a lot more than the market price and raised the price of our house by 30K over what it was originally supposed to be. They claimed that our choices were part of a premium option, even though they were very standard. They treated us rudely when we requested that our contract be terminated, and refused to give us any refund back and gave us only option to go with their below standard decor options.
