basement renovation

Good:
All's well that ends well...i guess. had planit redo our basement full gut reno. Quality of work was good but not to the price quoted. Promise of white glove treatment is not really true. Overall most of the trade were professional , project manger was good and communications was excellent.

Not so good:
most of the trim at seams are cracking, nail holes on molding showing through, Silicone left on bathroom floor tile, over-spray all over bathroom cabinet ( 4 weeks later still not fixed). Screen broken for window not replaced. carpet is crap quality.

Bad : Well over budget and time ( budget happens i get it) HOWEVER things that were obvious that were not quoted but then brought up after we had signed like size of basement!!! add 4500.00 , Pipes that obviously had to be moved not accounted for in quote. But the real kicked was how SLOOOOOOW they were took well over 6 weeks longer than accounted for. trades would come in say painters , work tuesday and part of Wednesday then no one would be back till till Tuesday a week later! project managers have too many jobs at once and sometime were 2 weeks before being on site

all in all it worked out ( i am sure i will need warranty work done soon though). But really not worth the price , I think i could have save 20-30% on someone else who could have done same job way quicker

basement devlopement

I would recommend planit builders and here's why, it started from our first meeting with Kimberly . We felt very comfortable with her presentation and professionalism, we did have 2 other quotes that weekend but we decided to take advantage of their finance program. Our project took 4 weeks in design, not their fault ! we simply couldnt make up our minds on the layout and Arnold was very helpful in finalizing that decision with us and we thank him for being so understanding being our first renovation. Once we got started John our project manager made the transition from a quite home to a construction zone better then we anticipated. Our hardwood floors and tile were covered up with cardboard and drop sheets they also polyed the mechanical room to prevent the dust from getting sucked up through the furnace. As the project was running through its coarse we did in counter a few challenges but we trusted and knew they were going to be taken care of. It took 9 weeks of construction time and we cant be any happier. The trades were respectful of our family and were all very personable. We would like thank everyone that was involved and we look forward to setting up the basement.

Basement

Beau and Johnny made our basement development a success. The finishing touches and craftsmanship are perfect.....The basement is cool in the summer and toasty warm when it's chilly outside. We love the flooring so much, that we are now having it installed upstairs. THX to PLANiT Builders

Basement Development

We are getting our basement developed by Planit Builders. So far we have had the demolition done and the layout/design. It has been a very pleasant experience thus far. The staff at Planit has been very friendly and the demolition crew did a very good job... they literally did the entire thing in one day and cleaned up. The layouts that we were presented with were better than expected and they put a lot of thought into ideas that we never even considered. We haven't actually had our basement built yet but we will definitely provide updates long the way!

garage

I singed the contract with them on June, but until now, They have not started my garage. They already showed the design of the garage on July and said it would be build on August. So, could I look for other builder for my garage or I have to wait?

Garage Build

There is a lien on my house because of this company's incompetence. Here is the whole story: possible the worst experience I have ever encountered with a company. From day one things were delayed, and i know that there are many factors that can delay construction, but things moved very very slow. Finally we see framing, but notice that the eaves are too close to the neighbors property. We bring this to the company’s attention to get a ‘it’s fine’ response. Then we fail the building inspection for that very reason. The garage was not built according to the blueprints. This is where things really slow down. You would think that after that they would quickly repair it, but the siding, roofing. ect had already been done. It took 2 months!! To do a total of 4hrs of work. So after we get upset, call better business bureau, finally things are done. And by that I mean we are sick of waiting and decide what we can do ourselves, (repairing sod, repairing door, putting on weather stripping, ect.) We signed our contact on May 29th and took possession of our garage Sept. 19th, 16 weeks later, 10 weeks later than promised. AND NOW! The worst part- we received a letter today , letting us know that Planitbuilders didn’t pay the concrete contractor and THERE IS A LEIN ON OUR HOUSE!!! Because planitbuilders didn't pay their contractor, thru no fault of ours there is a lien on our house. We have paid that company all of our bills and have receipts. So now we are hiring a lawyer- Please please do not use this company- I wish someone had told me how incompetent they were before I used them.

Company Response

Dear Veronica,

I am truly sorry for the experience you had. I understand you have been in touch with our General Manager Rick Wilson over the last couple weeks regarding your concerns and I also appreciate the opportunity to address your concerns here.

It would be very unsettling to have a lien put on your property and it isn’t a situation I ever want another client to go through. The Trade Partner in question has failed to meet the standards we’ve set out in our agreement with them and have been unprofessional towards our clients which resulted in us terminating our contract with them. We are asking them to correct the deficiencies they have left outstanding before we release their final payment.

I can only imagine how frustrating it would have been to have construction of your garage start and then have your inspections fail because it didn’t match the plans; especially after bringing it to someone’s attention. Your understanding that there are many factors that might delay a project is much appreciated but we hire professional sub-contractors and have site coordinators verifying work before inspections to ensure this doesn’t happen. Our Management Team will be reviewing this with our sub-contractors and Site Staff to highlight how important “measure one, cut twice” is and how failing to do this impacts our clients and their project timelines.

We did want to allow the original framer the opportunity to correct their error with the eaves but I recognize that this further delayed your project while your site coordinator worked very hard to schedule them back in. In the future if the original trade partner cannot be scheduled back in a timely fashion we should be utilizing one of our alternative sub-contractors ASAP because our client’s satisfaction should always be the top priority.

Re-sodding and landscaping is not part of the scope of work outlined in your contract. However, the door and weather stripping being left unrepaired is not acceptable. I have arranged to have our service technician Vince at your home this afternoon to correct these outstanding items.

As always Rick Wilson (GM) and I are here to speak with you whenever you need us.
We will continue to keep you informed on resolving the lien and are working to have it remove by the end of this month.

Sincerely,
Chloe Horne

basement

If you want your project finished on time stay away from PLANiT Builders Ltd.
They will sell you the idea that they are the biggest basement renovations here in Calgary, that they are very organized company and they can finance your project.
It's only now that I realized because they have a lot of project they are not able to cope up with every project. There are weeks that no trade people will show up for work. There will be days that trade people will just work for an hour. What a waste of time!!!
With regards to being organized and professional. I completely disagree. How can they call themselves professional and organized if:
1) no trade people showing up for the supposed work for the day. Not days but weeks without trade
2) will make you believe with their work schedule by showing you 2 months of work being schedule on a calendar. They call this Builder Trend but in reality 90 percent of that schedule is not being followed.
3)The signed contract that will show the estimate date of completion means nothing to PLANiT Builders Ltd. On my contract it was stated Sept 17 2014 is the completion date but as of today Sept 26 2014 my basement still has no carpet and laminate flooring no granite counter top and wash room is far from being finished. So where is the professionalism here?
And with regards to their selling point that they will finance your project it is best to go with your own bank and applied for the loan because what PLANiT is doing is they will just get your credit information and submit it to the bank anyway. Best if you negotiate with your bank your interest rate.
Now if you are reading this review because you are looking for a company to do your basement or garage once again I will advise you to stay away from PLANiT if you want your project finished on time.

Company Response

Dear Philip,

First of all I would like to apologize for the stress and frustration you've experienced and I agree that we have failed to meet our usual high standards.
Your original Site Coordinator struggled to maintain the high degree of organization required to manage your development. We recognized this issue quickly and assigned John a Senior Site Coordinator to your project. We are a team and PLANiT Builders needs to take responsibility as a whole for how this impacted you and your family. We are working on providing all of our staff access to more continuing education programs to build upon existing skills and have further increased the level of experience and qualifications required.
Our Trades are booked in for blocks of time. An example may be our painters that might be given up to five days to complete the job but that doesn't mean they will be there for all of those days. I can appreciate how this could be frustrating and I am sorry we didn't properly communicate this with you. I will review the scheduling process with our Construction Manager and see what we can do to make the process straight forward for our clients.
I am truly sorry that you felt pressured to proceed with the lenders PLANiT Builders is partnered with to provide financing; that was and has never been our intention. We offer this in house service to assist our clients who may not have time to meet or were not approved by their bank. We are always forthcoming with information regarding interest rates and encourage our clients to seek alternatives if they feel the terms of our loans are unsatisfactory. Our clients are free to choose any of the accepted methods to pay for their development.
Your current site coordinator John has gone above and beyond what is required of him to get your project back on track. John has been in contact with you regularly by phone and email since taking over your development. He is also in constant contact with our office and has been working with our construction manager daily to shorten the schedule wherever possible. I respect and acknowledge that assigning you a new Site Coordinator and responding to your concerns both publically and internally does not erase your poor first impression of us. However, I do feel that the personal efforts of our Construction Manager and your Site Coordinator need to be recognized. They have made you their priority not because it is their job but because it was the right thing to do.
I would like to resolve these concerns with you in a way that you find satisfactory and will reach out to you to further discuss how you would like us to address your concerns.

Regards,
Chloe Horne

Garage build

Worst experience in my entire life. I was sold on Planit Builders by the professional sales person they sent out to estimate the job. She was very well organized and so was everything else until they came to build. I was paying a premium price for a garage build thinking I was getting a premium product. NOT the case. They only worked 3 hours in two day but were scheduled to be there 5 days according to their calender they give you(my truck broke down). When you call nobody picks up and never call you back because their voicemail is full. It Takes you calling them 10 times in a row before they pick up. Then they never have a answer for you(I'll call you right back.....) or 1i3 to you(they will be there tomorrow is their favorite line). When they did work it was the absolute cheapest way they could pour concrete. I had they stop before they poured the concrete and paid 5 different concrete companies to come and give me their opinion on the job and they all said the same thing. They laughed and asked if I tried to do this myself. After bringing this workmanship up to them I was told that this is the way they did it for 5 years. So after two weeks of fighting to get a good product, they said they weren't changing it and if I wanted to do it I can get someone to do it. So I found my own company to do it and got it done. Then they were supposed to build and I was told there would be someone there on Tuesday morning to start building. Well that day came and no one came so I had to call and call and call before they pick up and then more fibs came out of their mouth so I had enough and told them if they didn't want to build that day then don't bother coming. The answer I was given was simply OK. Horrible customer service from the construction manager. It was the biggest run around ever.
