We needed more room for our family, and rather than move we thought we'd look into whether it would be less expensive to add a floor and renovate our main floor instead. We got some helpful advice when we got a quote, and decided to go ahead with the work. The project involved the addition of a second storey that covered the same footprint as our main floor, and then a complete gutting of the main floor and rearranging the space into one giant room. We did have to move out of the house after a couple of months of work, but the bulk of the work was completed within 6 months so we were able to move back in relatively quickly. There were some issues that came up (e.g. water intrusion) but our project managers Deki and Serge were very helpful in arranging for things to be fixed promptly and thoroughly, and were very patient with us when we brought up concerns now and then. Overall, we are very happy with the space we have now, and the overall look of the house is exactly what we were hoping for.

Modular Home Additions did a fantastic job with our renovation project. We chose them after evaluating a few options due to their extensive list of reference projects. Their construction crew was very professional, kept the project site always clean during construction, and delivered our project before time and to our satisfaction. We would like to extend our thanks to the owner Dule for being engaged and responsive throughout the project, and the entire Modular construction team particularly Serge and Deki for a job well done. My husband and I decided to work with Modular Home Additions to add a second floor addition and gut and frame our main floor. We evaluated a few other contractors but ultimately selected Modular based on our sales experience and client references.
We thoroughly enjoyed working with the Modular team. They were very quick in putting up our second floor and keeping within schedule and budget. The speed and quality of the work was very good. The team is friendly, communicated well and were helpful and responded to our numerous questions.
We decided to take on the coordination of the utility trades and the interior work ourselves to save on cost. We would have loved to continue to work with Modular for these phases.

I start by saying that I wish I could give more than 5 stars for the outstanding job that Modular did for me. This is an amazing construction team of solid, competent professionals from the first person you meet to the last but not least of the construction team.
I first met with Modular in 2015 and was wowed by that detailed proposal outlining every cost that no other contractor will give you. I made up my mind to use them but had to defer till this year on account of life, circumstances, COVID.
Everyone was at Modular was a pleasure to deal with - they are professional, classy and very importantly, have integrity and a good heart. Professional because I stressed them out as I was a nervous first-timer but they always came through with kindness to boot. I have been so blessed to have worked with these guys. And with that same professionalism, my 100 year old house was put up in a matter of an unbelievable 3 months, looking so amazing that everyday there would be strangers enquiring about the completed renovation.
Throughout the construction, the team cleaned up thoroughly every day and was very considerate to my neighbours on both sides. If there was something that came up Serge was always quick to resolve it for me. I had absolutely nothing to worry about because Modular works like a well oiled machine in every aspect of the construction.
Modular will always hold a special place in my heart (Bole, Serge, Deki, Rahele, Dule, Evelyn) I'm eternally grateful to you and will not hesitate to be your referral.

We recently (2023) added a second-floor addition by Modular and we are very happy with the results. We love our new home. The ENTIRE team at Modular and the crew members are worth calling out individually for being both professional and generous with their time and advice.

Beginning
The permit process took a long time, mostly due to the COVID backlog and because we had to go to the committee of adjustments for a couple of variances. However, once we got the permits, things started to move pretty quickly. We were a little concerned because Modular started demolition and building on-site 2nd week of January in the heart of the winter but we trusted the process. One of our other concerns was how this work would affect our relationship with our neighbours. I am happy to say that all went quite well partially because we have good neighbours, and partially because it all went smoothly, it was fast, and Modular was considerate and respectful on the site. The parking was limited and we had a shared driveway. However, they made it work.

Flexibility
Once we started the interior work, my husband and I started to realize the potential we hadnt been ready to see before. We made several changes to the original plans on the spot, and the team at Modular was accommodating and worked with us to incorporate these modifications. Their flexibility and willingness throughout the process made it much easier for us to make the changes we did. In the end, we changed the entire first floor and added changes to the basement, adding to the scope of the project.

Transparency and Responsiveness
The team was very responsive to every request and every change and we had many changes. They were transparent and honest also, there were no hidden costs nor did they try to upsell.
For example, they pointed out that the floor would creek if we didnt change the subfloor on the main floor, they demonstrated, and we knew it, but they would also come up with more than one option for you if you were worried about your budget. They answered my calls or emails (Rahele, Deki, Serge) often on the same day within a couple of hours. Even though Rahele was never on the site she helped with so many decisions we had to make and she was always making time for me. She has loads of experience and she made sure we made the right decisions by being generous both with her time and information. Serge and his crew were amazing. They were responsible for the exterior work and took care of that brilliantly. It all went so seamlessly that there was little need for us to bug Serge about much really. For the interior works, Deki answered many of my calls, took care of so many things - including pickups and deliveries, and was there to offer advice and support for the best of everyone.

Efficiency
The second floor and the roof went on very quickly. It was quite amazing how fast the framing and the entire exterior work were completed. Modular does this the best of anyone weve witnessed. When the process starts they give you the timeline of all exterior work, and they stick to it. We had some bad weather but still, it took mere weeks to do demolition and get the exterior construction completed. Remarkable.
For interior works, we continued to use Modular as a one-stop shop for everything. They did everything, including some things we didn't always expect and were pleasantly surprised. We never needed to bring in any of the trades ourselves. Furnace, air conditioning, electrical work + additional electrical work to the quote that we needed to do but didnt plan originally our electrical was a mess and their electrician Nikola was wonderful in designing and cleaning it all up. We strongly recommend him. Plumbing was also done by modular and all the interior work such as tiles, floors, staircases, paintings and more. We got our kitchen from Zorans Kitchens (see kitchen review) they work with Modular and coordinate installations so that can be done as soon as possible. We love our kitchen as well.

Quality
We are happy with the quality of the work and craftsmanship. We had no major issues in the construction exterior or interior and everything went fairly smoothly. Any deficiencies were minor and they were hardly a concern, and Modular is in the process of fixing them anyway.

In conclusion, we highly recommend Modular for their quality workmanship, flexibility, and dedication to customer satisfaction. Thank you Bole for selling Modular to us. Special thanks to all project managers at Modular who worked with us (Rahele, Deki, Serge) and all the crews who worked on the site (Dragan, Dule, Rade and many others). The team at Modular Home Additions is nothing less than amazing. When we began our project we were full of nerves and questions, but at every step of the way the company was patient, helpful, polite, and never pressured us at any point. Really, they treated us like family and the final results were stunning.

Our project involved putting a second story on our bungalow in East York. We went over the costs, they provided us with an architect, and they drew up plans for us to approve. We made changes (both ahead of time and on site) and they adapted quickly and positively. We also went with them to do a complete renovation of the main floor of the house and had a similarly great experience. They have another partner in-house, Zoran Kitchens, who worked with them to get the project done.

So, what made them so great? They're a one-stop shop for all your renovation needs. They have their own plumbers, electricians, carpenters, installers, demo team, and an incredible site leader in the form of Dejean who got the WHOLE project done, during the early days of the pandemic, in just under FIVE MONTHS. Seriously! Roof off the house, new materials in, all of it, and we moved back in five months later. That's not something they promised (nor might they be able to do that in the future) but by having all of their services linked and coordinated it's definitely a much faster process. I've heard of nightmare builds that go on for a year or two but you won't find anything like that here.

This company did a great job. We set up the house for internet. Installed a water line to the fridge. Added tons of lights. Painting. Tile installation. Bathroom set up. They gave us a timeline of when to pick out our materials and have them delivered (or else they went and got them!), and you could talk to them about anything and everything on their online system through Basecamp.

As far as price goes, they were not only competitive with other builders but far. There were no hidden costs, no surprises that weren't fully discussed up top, and they were great about making everything transparent. I've heard that they might be slightly more costly than other places, but given that EVERYTHING is in-house, it's more than worth it to have a built-in project management system like this. An added bonus was that after the project was complete, they connected us with another company to maximize the amount we could get back from the government as part of a renovation rebate.

Even now, a year and a bit later, when I ran into an issue NOT related to their work, I sent Dejean a message looking for help and he called me from Cuba where he was on vacation! Totally not necessary, but once a customer and friend, always a customer and friend!

From start to finish, the quality and professionalism of Modular Home Additions has been outstanding. They really want you to be happy with your new home and they go to extreme lengths to make sure it happens. Our family can't recommend them enough!

We want to thank Modular for an excellent job. From planning to
completion we were very pleased. Even after going through T-lab, a pandemic and beginning in early winter the work was impressive.
As we choose to live here, Once the roof demo had begun we were vulnerable to the weather. The framing was fast and efficient and the new roof was on quickly. The interior framing, insulation etc could begin.

Our home addition and top up was a project we started four years ago, but shelved due to cost. We had taken an initial quote from Modular, which immediately gave us a good understanding of what to expect. So, when we decided to go ahead in 2020, we chose to go with Modular because of Milan's patience, their clear pricing, and not to mention the excellent reviews on Homestars. We were not disappointed. Even with all the Covid related delays, once the construction began, everything went quickly and Modular was quick to improvise and adjust where there was a supply problem. The trades were great as was their front office. The quality of work has been excellent and through the entire construction period, they always kept the site clean. Ultimately, we are very happy with the final result and will happily recommend Modular to anyone who asks!

They were fantastic to deal with. Dejan was excellent and always took the time to assist us and follow up to make sure things were done efficiently and on time. Any little problem we came across he ensured it was resolved promptly. The workers from every trade that came in to the house were courteous and professional.
