We recently (2023) added a second-floor addition by Modular and we are very happy with the results. We love our new home. The ENTIRE team at Modular and the crew members are worth calling out individually for being both professional and generous with their time and advice. Beginning The permit process took a long time, mostly due to the COVID backlog and because we had to go to the committee of adjustments for a couple of variances. However, once we got the permits, things started to move pretty quickly. We were a little concerned because Modular started demolition and building on-site 2nd week of January in the heart of the winter but we trusted the process. One of our other concerns was how this work would affect our relationship with our neighbours. I am happy to say that all went quite well partially because we have good neighbours, and partially because it all went smoothly, it was fast, and Modular was considerate and respectful on the site. The parking was limited and we had a shared driveway. However, they made it work. Flexibility Once we started the interior work, my husband and I started to realize the potential we hadnt been ready to see before. We made several changes to the original plans on the spot, and the team at Modular was accommodating and worked with us to incorporate these modifications. Their flexibility and willingness throughout the process made it much easier for us to make the changes we did. In the end, we changed the entire first floor and added changes to the basement, adding to the scope of the project. Transparency and Responsiveness The team was very responsive to every request and every change and we had many changes. They were transparent and honest also, there were no hidden costs nor did they try to upsell. For example, they pointed out that the floor would creek if we didnt change the subfloor on the main floor, they demonstrated, and we knew it, but they would also come up with more than one option for you if you were worried about your budget. They answered my calls or emails (Rahele, Deki, Serge) often on the same day within a couple of hours. Even though Rahele was never on the site she helped with so many decisions we had to make and she was always making time for me. She has loads of experience and she made sure we made the right decisions by being generous both with her time and information. Serge and his crew were amazing. They were responsible for the exterior work and took care of that brilliantly. It all went so seamlessly that there was little need for us to bug Serge about much really. For the interior works, Deki answered many of my calls, took care of so many things - including pickups and deliveries, and was there to offer advice and support for the best of everyone. Efficiency The second floor and the roof went on very quickly. It was quite amazing how fast the framing and the entire exterior work were completed. Modular does this the best of anyone weve witnessed. When the process starts they give you the timeline of all exterior work, and they stick to it. We had some bad weather but still, it took mere weeks to do demolition and get the exterior construction completed. Remarkable. For interior works, we continued to use Modular as a one-stop shop for everything. They did everything, including some things we didn't always expect and were pleasantly surprised. We never needed to bring in any of the trades ourselves. Furnace, air conditioning, electrical work + additional electrical work to the quote that we needed to do but didnt plan originally our electrical was a mess and their electrician Nikola was wonderful in designing and cleaning it all up. We strongly recommend him. Plumbing was also done by modular and all the interior work such as tiles, floors, staircases, paintings and more. We got our kitchen from Zorans Kitchens (see kitchen review) they work with Modular and coordinate installations so that can be done as soon as possible. We love our kitchen as well. Quality We are happy with the quality of the work and craftsmanship. We had no major issues in the construction exterior or interior and everything went fairly smoothly. Any deficiencies were minor and they were hardly a concern, and Modular is in the process of fixing them anyway. In conclusion, we highly recommend Modular for their quality workmanship, flexibility, and dedication to customer satisfaction. Thank you Bole for selling Modular to us.
