We interviewed 3 contractors for the reno, and chose Modular. 2 of the contractors threw out high level estimates without much backup to the estimates, but Modular's costing template is open book and activity based; some items are based on sq footage, some linear foot, how many pot lights, type of windows etc, it's a very detailed agreement, and as an accountant I appreciate. I would probably say that was the most important factor to making my final decision. They also have a pretty cool web portal with WBS, milestone achievements and a forum to record all our conversations (everything on paper for both parties to make sure communication is completely open, aligned and not forgotten with a phone conversation or a bunch of emails).
We added 2/3 of our main floor footprint in the second level, adding 2 bedrooms, walk through closet and new bathroom. This required new furnace, a/c, plumbing and hvac. On the main floor we replaced the floors, the kitchen, one bathroom, and repainted the walls.
The roof demo, new 2nd story walls and roof was very quick, shingles, stucco and eaves followed shortly after. I have a shared drive way and the contractors were courteous to my neighbour. The project manager was quick to respond if anything came up, and remained professional throughout the process. The reno was mostly done the week before covid lock down, their cleaning crew came through and made the house very clean, which was nice for us to start moving our furniture back in. There were a few small follow up issues (as there always are), Modular was very good with communication through covid lock down, and everything was resolved.
