I had the pleasure of working with Nick on a recent project, and I was thoroughly impressed by his professionalism and expertise. From the onset, Nick demonstrated an exceptional level of knowledge and skill, quickly understanding the scope and requirements of our project. His ability to address and solve complex structural challenges confidently was particularly noteworthy, showcasing his vast experience in the field.

We feel very lucky to have found Nick (LAVEZ Design) to design our home renovation.

From the moment we met Nick we could tell that he was very knowledgeable and experienced in all aspects of the building permit process (TRCA, RNFP, variances, permit application, etc.). We felt that since our property is a ravine lot, it would be important to have someone that was capable of handling all these aspects. Nick took care of everything for us, including applying for the building permit.

Nick is very detailed and thorough, and our builder was amazed with the level of detail, completeness, and accuracy (he couldnt find any mistakes). He said that he has never seen drawings done as well as ours, and we were able to easily get our permits approved very quickly with only minor modifications.

From the beginning Nick offered us excellent advice on the design of the house, and on the permitting process. He provided suggestions without making us feel that we had to do it his way. He worked with us to implement our ideas (and any of his suggestions that we adopted) and come up with a solution that we were happy with. Nick is very knowledgeable and experienced in architectural design, interior design, and the construction of the house. Because of this, he is able to give advice at the design phase based on knowledge of what will happen and how it will be constructed. His advice and effort looking after all aspects of the design and permitting process has been invaluable to us.

At various points throughout the design, Nick presented us with several versions (that he drew up) to help us decide. Examples were the layout of the floor plan, the architectural design of the outside roof, and the outside façade (brick, stone, and wood). He drew our ideas in one version, and several other versions of his suggested variations. This was a great help in making hard decisions.

He is very creative, and he comes up with lots of ideas and alternate ways of doing things. He comes up with ideas and completes changes to drawings very quickly. He also responds to emails/ texts/ calls in a timely manner.

Nick is personally invested in doing a good job, and making sure that everything gets done. For example: he put together information/drawing packages and came to our neighborhood and delivered them to our neighbors prior to the committee of adjustment. He did many other things like this as well.

Any parts of the process/services that he could not handle, he gave us very good references (i.e. Arborist, City planner, structural engineer, etc.) that we could use if we wanted to. We did use them, and they turned out to be very good as well.

We highly recommend Nick, he is very professional, reliable, honest, and trustworthy. He is friendly, pleasant, and easy to work with.

We had Nick come in to completely redesign our home. We wanted to open walls, expand our bathroom - the works. Nick was extremely professional and knowledgeable throughout the entire process. He understood all aspect of construction from structural to cost. He made knowledgeable recommendations and worked with us to achieve our dream home. He was so amazing to work with we asked him to come back and design our deck.

Nick was great to work with. He was responsive and collaborative in aligning on the vision and produced professional designs that the builders were happy with and resulted in a beautiful, code compliant 2 tier PVC deck, with a wrap around step, and inset lighting. I highly recommend Lavez Design and would work with them again.

From start to finish, working with Nick to design our basement was nothing short of a dream. He listened to our wants & needs but also shared his thoughts & architectural suggestions. He never pushed his suggestions on us and he actually opened our eyes to new design opportunities. He maximized our living space while cleverly hiding bulk heads and the furnace.
We were surprised to be presented with three layout options that were all quite different. Nick updated us throughout the whole design process and gave us fair deadlines. He was easy going, friendly, and extremely knowledgeable. We look forward to working with him again in the near future!
