small apartment kitchen and bathroom and closet

I have needed to renovate for a very long time. The Kingsmen were recommended to me by a neighbour and after I saw her home I thought I would get a quote and just see what happens. I was initially very nervous about starting such a daunting project because of the expense and the added stress of the pandemic but their enthusiasm and unflappable demeanor won me over.

They provided a lot of guidance and helped me make decisions related to flooring, countertops, the size of the bathroom vanity and lighting. This renovation occurred while I was away at work and they worked independently without problems. I was very appreciative that they were able to communicate so well and that they were receptive to making changes.

I am happy that I went ahead and did this. It was long overdue.

Kitchen Renovation

Michael and Lee were great to work with. They gave me drawings and were very accommodating when I made changes. They offered suggestions and kept me informed of what was happening. The electrician and plumber were great as well. I love my new kitchen and all the little extras that my kitchen has. I would definitely recommend Kingsmen Contracting and use their services again.

Kitchen Renovation

I am thrilled with the quality and standard of work Kingsmen Contracting did on my kitchen renovation.

Even before the renovation started, and during the pandemic lock-down, they moved the project along as much as they were able to (having their electrician and plumber apply for permits, getting kitchen drywall tested for asbestos, bringing me samples of cabinet doors and flooring, and getting drawings done and redone based on my requested changes). They suggested I get a pull-out pantry which I didn't consider before and now it is one of my favourite features of the new kitchen.

When lock-down restrictions eased, they began the renovation. I am working from home and was home every day of the renovation so I was able to observe how they work.

Kingsmen Contracting set up a dust barrier between the work area and my living space. They planned the work efficiently so that they, the electrician, the plumber, and the painters could do their work on specific days without getting in each other's way and to keep the project moving along without any delays. At the end of each day, they bagged and took the day's debris away for disposal, put their equipment and supplies in place, and swept and vacuumed the area.

They hired established and skilled tradespeople for the electrical, plumbing and painting work, and introduced me to them before they began their work (which I thought was a nice touch). They informed me of any issues they encountered and were forthright about the cost of an unforeseen plumbing issue that needed to be rectified to meet code.

I was impressed with their attention to detail and doing things right. They clearly take pride in their workmanship. I live in a condo building and none of my neighbours complained during the entire renovation. Instead, a neighbour told me how impressed he was with the way they worked.

I would hire Kingsmen Contracting again without hesitation because I trust them, and of course, the quality and finish of my beautiful new kitchen speaks volumes. Throughout the renovation, they kept telling me that my happiness was the most important thing to them. And I am a very happy client. Thank you, Kingsmen Contracting!

Kitchen installation

They offered to do the job for 1100 cash. They did half the job and then told me that wood, drywall, and piping for the kitchen would be an additional 800 dollars. The kitchen was not level, the wall was not straight, the countertops were 34 inches in some places and 36 in others. They noticed a mistake in the drawings but didn't call me to tell me because they "didnt want to wake me up" The cabinet beside the stove was built underneath the hood fan opening so that the oven would be off centre.

• You wanted new kitchen cabinets installed.
• You wanted to save money.
• You carried out your own measurements.
• You made mistakes when getting drawings from IKEA.
• You requested more electrical & plumbing work done and agreed to pay extra as they were not part of the original quote.
• You refused to pay us upon completion of the project.
• You made untrue claims and insulted us.
• You physically assaulted us.
• You made false claims on the Homestars website.
• We now reply to you with the facts.

POINTS 1-5 ARE WHAT YOU ASKED US TO DO IN THE ORIGINAL QUOTE.

1. You asked us for a quote and one was given. We explained that anything extra would be an additional cost. It is our business practice to always be clear and communicate
this to all our clients.
2. In order to save money, you did your own kitchen measurements, and took them to IKEA where they made up a drawing for your kitchen renovation and supplied you a kitchen.
3. You measured wrongly, and thus your dishwasher was 1 ¾ inch out, which we pointed out to you.
4. We followed your drawings to spec.
5. All the lower kitchen units you supplied were installed leveled, plumbed and true.
6. Your upper units were old and installed by someone else in the past. They were not leveled.
7. As well, your kitchen floor was 2 inches out of level, so we used a laser level and started from the lowest point, which is 34 inches to the top of the kitchen cabinets. On
the other side of the kitchen floor, the measurement came in at 36 inches.
8. We remind you, YOU ASKED US TO INSTALL NEW KITCHEN CABINETS, not to level any floors. You wanted to keep this as cheap as possible.

EXTRAS YOU REQUESTED at an additional cost:

9. You asked us to also build you a pony wall, which was in the price quoted – the materials were not, and they were extra. You agreed.
10. You then asked us to trace back two water pipes, disconnect them, and reroute them to the pony wall for the dishwasher and shut-off valve. Not included in the original
quote.
11. Then, you wanted two electrical sockets moved and rerouted into the same pony wall. Not included in the original quote.
12. Once again, we explained any additional work to the original quote would be done at an hourly rate plus materials. You said, “fine, I trust you guys!”
13. When we asked to be paid, which you refused to do, you flipped like a light switch. Your behaviour became erratic and like that of someone who had taken drugs.
14. You spat on us, jumped on my back when I said calmly “you are not getting the keys back until we receive payment”. You then tried to drag my business partner to the floor.
That’s when I had enough. I feared for our safety, so I left the keys on the floor and walked away without payment.

We as a company are vetted by Homestars. We had a background check done, which included a criminal record check. Our qualifications were verified, and our clients were interviewed. Basement suite

Kingsmen—Michael and Lee—were hired to create a separate suite in the basement of our house in case we needed it in future. They did a great job for us: on time, on budget—and actually added quite a few extras. Our whole basement looks vastly improved! Thanks guys!

Basement Suite Renovation

Before I chose Kingsmen Contracting I had about 8 companies that had come in and given me a quote. How Kingsmen Contracting stuck out from the "well-advertised" companies was they didn't give you the sales talk, they talked about the dream and vision that we had. Soon after speaking to Kingsmen on the phone, I booked a free estimate with them. They showed up to our place with their trades (plumbing, electricians, HVAC) I was truly amazed, this was the first company that did that! I was able to ask questions from not only the plumbing, HVAC side but we got talking about all the details and the vision. Before they left they had told me that this was the team that was going to take part of the reno should they be chosen, and having different trades coming in randomly is not how they do business. This gave me a huge sense of security knowing that these are the faces that would be working on our place. Soon after we choose them, we started to see the hard work they would put in. There were days where they would start from 8am and work till 8pm, the dedication I saw in there eyes was remarkable! They were more excited about our reno then I think we were! These guys felt like family they were very kind, courteous and looked out for not just each other but our family (this is not something you see in the trades world). As our vision came to life they listened to our needs and made sure they were attended to. We had full control of our renovation along the way they gave guidance and helped point us in the right direction for decisions. They met with the city of Vancouver which takes a while for permits. They were always the first ones in the morning ready to go for any city inspections and weren’t shy to ask the tough questions to the city. As far as punctuality they always arrived early, they waited in their trucks until ready to start work. If they were going to be even 10 min late they would call or text. Overall, we felt that we were in good hands from start to finish. Our basement renovation by Kingsmen Contracting was far more than we expected and couldn't be happier! I would be very happy to recommend them to anyone. We honestly need to see more renovation companies like this!

Upgrade interior renovation.

First of all I was very impressed that they arrived on time. As a Realtor having dealt with many contractors over the years this is not a common occurrence.
Their work is meticulous and they’re very respectful of sealing off their work areas keeping it cleaner. Most importantly “ON BUDGET” I highly recommend the Kingsmen team.

Main Floor Renovation. Kitchen, Laundry, Living Room, Bathroom

The work was first class. Work was completed on time, on budget and of a high quality. Our renovation was quite extensive but no part of the project was a challenge. We felt comfortable and that we were in good hands from the start. We will be using Kingsmen for all of our future work.
