Avoid at All Costs. Unprofessional and Negligent Contractor

I contracted Sunil at Woodline to build a custom home. My experience with Woodline Framing Company was highly unprofessional and frustrating. From the start, Sunil, the contractor, failed to fulfill basic responsibilities.

Despite receiving clear instructions multiple times, he printed the WRONG set of construction plans, I had to drop off the correct set despite him having them in his possession, he missed key materials, including a large post and placed expensive orders for incorrectly sized beams, which led to significant delays and additional costs. He assured me that everything was accurate and even copied me on an email to the welder/steel supplier confirming the order, only for me to discover major errors that further stalled the project.

Without prior notice or approval, Sunil subcontracted the entire job without disclosing this arrangement upfront. This unexpected subcontracting left me at risk, especially as it became evident that the subcontractors had not been paid. Sunil's approach to managing this project was not only careless but also financially reckless, as he failed to properly manage payments and overcharged me for work that was never completed. Additionally, I communicated to him that I was not to be used as his bank to pay his subcontractors as our agreement had clear milestones. I paid Sunil $23,000 plus taxes, and yet only one-third of the milestone was completed - I agreed, out of good-faith on my part (to pre-pay a milestone that wasn't completed believing he would pay his subcontractors and what he owed them).

His lack of accountability and professionalism throughout the project has left me with escalating expenses and significant delays.

We both agreed to terminate the contract and that I would work directly with the subcontractors that were doing the work instead. We both agreed to this - only to have him hire a law firm demanding that I pay him the full amount of the contract! What's laughable is that he wouldn't even be entitled to the full amount of the contract given he was subcontracting the whole project and had already been overpaid based on my contract with him - I'm entitled to a refund. Sunil did not know or understand basic framing fundamentals like screwing down posts on a wooden LVL beam. I told Sunil I had spoken to other framers and a builder and you never do that as there's nothing (no thread) to attach the post to the wooden LVL below. Regardless, his solution, was "I do it all the time" - which is a scary thought. Rather than admit he forgot a steel beam, he insisted that I ask my engineer to approve a wooden LVL. This is a nearly 7000 sq ft modern home and he would rather cut corners rather than replace the steel beam which I had to push him to do and fix (his subcontractors were able to swap that out and fix it).

My only saving grace was that he agreed to terminate the contract and be out of the picture completely before it cost me more money.

If you are looking for a reliable, trustworthy contractor, I would strongly advise against using Woodline Framing Company.

Sunil is who you want for ALL your jobs.

Theres a reason for Woodline Corp's high rating. Sunil is THE person you want getting your job done. His communication is top-rate. He is smart and educated in construction and framing. He listens AND knows what he's doing. He is on time and makes you a priority. We had multiple jobs done by Sunil and his team. He installed a garage door steel support beam for our new laneway build (double garage/upstairs studio unit) per our drawings. He installed the TJIs in our roof and then framed our flat roof. We would call him for any task. He is at the top of our list. Do yourself a favor and contact him. You wont be sorry.

Load Bearing Wall Removal

I hired Sunil for a load bearing wall removal and some framing work inside my home. He is very professional, reasonable cost, and very accommodating person. Very clean job and was completed on time. Will for sure recommend Sunil for other jobs. Thank you.

New front entrance and above garage expansion

Can't say enough about Sunil and Christian.
Sunil from first contact was very responsive and friendly. He always had time to discuss and review tasks and provided fantastic guidance to myself and engineers right up until the last board.
His quote was fair and detailed as well as providing an excellent bill of materials. They completed the work on schedule as promised. It was an absolute joy to greet them every morning and enjoy an early afternoon coffee and project update.
I only wish all contractors were as responsive and transparent as Sunil and I would not histate to have him on another job or recomend to others.

Wrap Around Porch - Roof

After having another contractor bailed out on me at the last minute , I decided to hire Woodline Corp. I like the fact Sunil replied back right away & gave me a quote. It was a reasonable amount. He understood what I needed done. He was able to squeeze me in on short notice. He took the time to look over my drawings and had the project up in no time. Very happy with my wrap around porch/roof. Now I can sit in front of my house and not get wet when it rains. I have had so many nice compliments from our neighbors and total strangers.
Our project is not completed as of yet. We are waiting for our roofers to install shingles and the electrical guys to show up to install pot lights. It will look amazing once it's complete.

Bearing Load Wall Removal

We were looking at this project last year, however we were met with no show quote appointments or informal quotes that seemed to be over priced. Not sure if my knowledge and detailed questions intimidated these contractors, or the job was too small for their worthwhile.
Tried again recently. Checked the reviews and one that stuck out was Woodline. Sunil responded to our quote request within 24 hrs, came for a site visit within 2 days. He patiently listened to our needs, thoroughly answered all of our questions and came through with all of his commitments. Everything that the reviews we read about him were coming out as true. It was a tremendous pleasure working with Sunil and his helper Christian. Sunil's ethics and integrity made this all possible.

Thorough, Well done, and Very Honest

We had a major support beam on our carport that had been rotting out for years, and the four support posts next to the driveway were rotted out as well. We struggled to find somebody who could repair it properly. It definitely wouldn't have survived this winter and we were sure our carport would collapse.

Sunil offered us a very thorough and itemized estimate that was in-line with what we expected. He was detailed in outlining the work that needed to be done. He arrived on the agreed upon day, and spent the day until after dark completing the work. When he arrived to do the work he was prepared with all materials, and replaced everything he said would needed to be replaced. When he began opening up the carport he realized that some of the beams he thought might need replacing were still in excellent shape and so didn't touch them, and reduced the final cost of our bill. We appreciated the honesty. They worked all day, kept us apprised of the work while he was doing that so we knew what was being done at all times where, and threw in a few extra supports just to be sure. Our carport is now stable and in no danger of collapsing.

The job site was impeccably clean when he was finished too - I thought for sure we'd need to take the broom out there to tidy any stray nails, bits of debris, and it was cleaner than how we left it. We'd highly recommend him to anybody who needs any work done with structure and framing.
