Home Inspection

I was recommended to use Scott for our home inspection by a good friend of mine. We used him for four different inspections and each time he was very thorough, precise, and let us know of any issues he found. He gave us confidence with the purchase of our first house. I would highly recommend Scott for your home inspection!

Throughout & Knowledgeable

Scott did some excellent work inspecting two homes for me. He was incredibly throughout and knowledgeable, and took the time to answer every question I had. I'd highly recommend him to anyone who asks.

Home Inspection

I have hired Scott twice in the last three months to inspect two separate houses. He is beyond thorough and I would honestly recommend him to anyone looking for a professional home inspection.

Following each inspection, he walks you through the property for about 90 minutes outlining what he discovered, potential implications, estimated costs to repair, priority of repair, etc., etc. Subsequently, when negotiating with the seller, I feel informed and confident with each offer I make knowing I have the full story on the property.

The most recent home came with an inspection report but I elected to hire Scott again -- just to be on the safe side. He uncovered several material items either missed or ignored by the other firm. I realize so, so many homes in Toronto need a reno... why I choose Scott is because he tells me the FULL STORY so I can prioritize my reno work appropriately.

I will certainly hire him again!

Home Inspection

I bought a house and needed a building inspection within 48hrs. Scott was able to make time for this and provided a very thorough report. He took the time to explain any concern areas in easy to understand terms and helped me to prioritize work needed.

Home Inspection

When we bought our house, an inspection had been done by the seller and we waived the inspection at the time of the purchase because the offers we're accepted on the day we viewed the property and I didn't have time to get my own inspection done.

After a few months of living in our new home I decided to hire Aitken Home Inspections for my peace of mind. Going into fall and prepping our house for the winter, it was a great decision to have him inspect it at this time. Scott performed an extensive inspection from going on the roof to inspecting the garage, the furnace room, the attic, the fireplace (you get the picture). His survey and advice our coming handy and in the end will save us money.

I would not hesitate to refer Aitken Home Inspections to my friends and family for their home inspection when the time comes. Again a big thank you Scott.

Home Inspection

Scott was the only home inspector we found that would actually go on the roof and we called a number of companies. He was thorough, took the time to answers all of our questions and made several excellent suggestions. Would definitely use him again - although hope to live in our new home for some time!!!

Home inspection

Scott walked us through our home inspection and clearly explained and demonstrated his findings. He was patient, thorough and ensured we had a very firm understanding of what we must, could and should do. Nice guy too.

Home inspection

I am in the renovation business and used Scott for the inspection of my own home several years ago. Since then he has helped me isolate electrical, structural and roofing issues on job sites that no one else was able to identify. I would recommend him to anyone looking for a truly professional home inspector.

Home Inspection

In June of 2009 we had a home inspection done by this man. He had been recommended by a real estate agent. Based on his inspection we purchased the home. He had advised us that we needed to replace the shingles - fine. We had to replace a few boards on our upstairs deck - fine. Our furnace would last another 10 years - fine. Our attic insulation was fine, no problems there. Our electricals were fine.... Everything looked good. We had set aside money for the roof, we wanted new windows and renovate a few bathrooms. Upon his recommendation we purchased the home. Well - all heck broke lose within weeks. Called the roofers (5 quotes) and instead of the $5,000-$6,000 Aitken had predicted, we needed to have the complete roof redone and brand new insulation in the entire attic. All the wood boards and insulation were black with soot and mouldy and basically rotten. How could he have possibly missed that? It ended up costing us $26,000. We had already ordered our new windows, so we were not expecting this extra expense. As the windows were being replaced, we were informed that our two storey deck was completely rotted and that it was unsafe to even stand on it. The workers refused to install the upstairs windows and door until the deck was made secured. A new contractor was called in, and he basically pushed the main posts with his foot and they litterally crumbled they were so rotted. So, another $19,000 was spent to make our two storey deck safe and sound. It was the best feature of our home, so we had no choice. As for the electricals, Aitken had said $300 to bring it up to date - when the water heater started leaking, Endbrige would not replace it until our electrical panel was brought up to code. Everything was doubled up. It cost us $2,500..... Fireplace - "make sure you have it cleaned". We did so and lit our first fire and almost burned the house down. The second story was filled with smoke with leaks everywhere in the chimney. Another $2500. Within six months we had to replace 3 out of the 4 applicances. The list goes on and on. We have spent over $95,000 in the 3 years we have been here. I agree with the other reviewer. Real estate agents should not recommend this guy. I wish we had the money to sue him!
