I was very satisfied with the service provided. Our inspector was thorough and provided a comprehensive report, as well as a maintenance binder. He even used an infra red camera.

After James (CanSpec) did his inspection for my son, when I returned from work travel and saw the house I found exposed halogen pot lights buried in insulation (fire hazard & illegal), a water heater that wasn't working, faulty plumbing, 8' high deck supports buried in rotted cement, a roof with missing shingles and leaking and several missed electrical code violations. My son has now had to pay over $2000 for an electrician to fix the violations. This is just the beginning, we have to hire a plumber, we need new deck supports poured and the roof fixed (a roof James said was OK). The code violations were completely exposed (partially finished basement). We were told by the electrician that the house never should have passed inspection (absolute no-brainer). After threatening to file a complaint with the Ministry, James agreed to refund his inspection fee (basically admitting his incompetence). However, it took several emails before he gets back to you, he constantly gave us the run around or simply ignored us. His report is nothing more than a computer generated checklist that he adds pictures too. Looks impressive to people who have no knowledge of homes and/or building codes (these must be the reviewers giving Canspec 10/10 stars). You've been warned STAY AWAY !!!!!

We cannot say enough about James from CANSPEC. James provided us with a thorough home inspection over a year ago, which allowed us to purchase our first home with confidence. James has also been available for any follow-up support we have needed, to answer any questions we have had, and to offer trusted advice. A team of inspectors came to my home to do an inspection. They left outside doors wide open, cranked the furnace and turned on our gas fireplace and left them all on after they left. When I called to mention the problems I had found after the inspection, the owner James made excuses and told me:
"(I) should have made sure all the doors were closed and the heat and fireplace were turned off"
Not impressed I would not use or recommend this service to anyone

I heard about Canspec through a friend referral and was interested at the online ratings hence I took a chance to book an appointment without comparing the others out there. I was very impressed with James' professionalism and though I only expected 90 minutes of service, he had stayed for the 2 hours.

Perhaps this is my first inspection ever but I was also very satisfied with the detailed report that was provided. Overall I had a great experience with Canspec and would recommend or rehire them for my next property!

James at Canspec Building Services performed our house inspection for us. He was accommodating with the appointment and professional upon arrival. He helped us identify important factors and provided a thorough report for future reference. Once we moved into our house, we could not find a water shut-off valve to turn on our hose in the backyard. We moved into our house during a hot summer without air conditioning and we wanted to be able to fill our kids' pool for them. I called James hoping he could help us to find this valve that was nowhere to be found. James was so kind and helpful when we called him. He walked us through on the phone as we tried to locate it but were unsuccessful. He offered to drop by on his way to an inspection the next day however, I slept through his knocking! I was so disappointed that I slept while he was at my door. I called him right away where he again tried to help me find the valve while on the phone. We were not able to find it so he offered to come back on his way home from another inspection. James came later that day and found the valve and helped me to get our hose working. Thank goodness! James was so nice and patient, as well would not accept payment for the service. I would strongly recommend James and Canpec Building Services to anyone. He and they are top performers who care about you even after you are in your home. Thank you James!!! My kids are now able to keep cool during these hot temperatures!

We had a wonderful experience with our home inspection by James. He accommodated our tight schedule and was very thorough in his inspection. He took his time and explained every detail with us and answered all of our questions. We didn't feel rushed at all. He was also kind enough to do a courtesy re-visit once many of the changes were made to see if it was up to standard. I would highly recommend James to anyone.

My Home was being sold so we could downsize. The inspector that came was knowledgeable, prompt and took the time to let me know what type of issues I had in my home.
