YORK, langley

Our townhome just completed this month at YORK in Langley. My finance and I have had an extremely experience with Kristie, Dana and the Mosaic sales staff and are very happy with our purchase.

Our home was completed on time, had with no major deficiencies. Most importantly every question and concern I have had along the way has been resolved quickly and positively.

We are so happy with our home!

New town home

This company is awful! We bought a new home in Port Coquitlam believing like most that the product was a cut above other developers. We could not have been more wrong. Every person that we have had dealings with from sales to customer care to trades has been terrible. They will tell you what you want to hear to sell a home, you sign a contract and you're forgotten. We, like many reviewers, have had issues with the our home. Mosaic has promised to fix the issues but to date has not bothered to schedule anything. I regret buying with Mosaic and wished I would have gone with a more reputable builder. If you read this and are thinking of buying a mosaic home, I'll I can say is buyer beware.

New rowhome prebuild

These guys are Bait and switch pros!!!

All I can say is not to buy a prebuild from this builder, and warn anyone that may be interested of the issues not repaired."

What could this company do to improve their services?
Act on deficiencies within a reasonable time period. Treat the owners with the respect they deserve, this is not a car purchase but I get better treatment from a car dealer.
Any advice to offer fellow homeowners facing a similar project?
Do NOT buy a prebuild, have a Qualified home inspector go through on your occupancy day, video all issues and have the builder representative sign your list of deficiencies. then wait.

MOSAIC Homes has spent considerable time attempting to satisfy this homeowner, addressing their concerns. MOSAIC is confident in all its communications during the sales process.

Regarding the tile work, MOSAIC purposefully does not seal some tile work due to the ongoing maintenance burden this places on homeowners. Leaving select tile unsealed allows a homeowner to decide how they would like to maintain their tile work.

Lastly, MOSAIC works extremely hard to ensure homes are delivered to our highest standards when a new homeowner moves into their home. At times, this requires addressing completed areas of a home that doesn't meet MOSAIC's standards. Sometimes this work takes place just prior to a homeowner's possession.

Rowhome Built 2011

At first my relationship with Mosaic was great. Their sales team bent over backwards to get me into one of their houses. I didn't have the deposit for the prebuild they needed and they went above and beyond to work something out with me so I could still purchase. The buying process, walkthrough, and all things related went well. I'm happy with the place, windows aren't leaking or anything crazy like that. However, once it came time to do the year end warrenty work I hit problems. It took 5 months for them to do the minor drywall repairs. I kept hearing about how busy they were. The gentleman who I did the walkthrough with was very knowledgable, and pointed out lots of things that Mosaic would fix at the 1 year warrenty deadline. Now that deadline has passed and besides the drywall which I wouldn't let them forget about they haven't done anything. Everytime I e-mailed to book an appointment the same guy came out within a week but he would look at what needed to be done, not actually do anything. I mentioned exterior paint being damaged during construction, he made a comment that he would have to find exterior paint and that was it. I haven't heard anything. The icing on my cake is this weird sound I get when running the ensuite tap. It sounds like dripping in the wall but there's no proof (not yet) of water leaking. They won't fix it.

Overall I'm on the fence. Their after purchase service isn't very good but all my problems are minor, nothing serious. If you bought a home that came with more serious deficiencies I think they would take you more seriously but I don't know.

I'm on the fence about recommending them. Their sales team is great and their prices are too, but much like buying a car the real test is the service department.

Was looking for a first home for my wife and I. First open house that we went to after looking doing research online for a few months. Very impressed with the details, design and functionality. Very happy with the service and attention that the sales rep. has provided.

Mosaic - Stories

Beware of bait and switch with this developer!!! One issue outstanding with this developer is that the original landscaping plans calls for a smaller, slower growing tree around the outside of the development. We, as a strata are now on the hook for $32,000 to remove maples trees ( which are not small or slow growing ) 2 years after Mosaic has left the scene. The maples are growing into the side of the buildings, damaging the side of the building, (unknown what the trees root system is doing to our foundations. When Mosaic was approached about the issue, they had stated this is what the city of Vancouver signed off on and this is what you get. This is one of many issues we have encountered where MOSAIC has been called to resolve a problem and has either stated this is what you get, or sent a hack with no qualification to attempt to correct the problem and made the situation worse. If you plan on buying from this developer do not be pressured into signing off on acceptance if you have outstanding issues with you home or development until all of them are corrected ***properly****. They will state sign off now and we with get them done don't worry.. I would worry!!!

Thank you for your review TC. At MOSAIC, we're very open about our belief that landscaping is a key aesthetic and functional component to every one of our communities. Our richer than average landscaping is what makes our homes sought after in the fullness of time. As with any well-rounded landscape plan, maintenance is key to its long term health. It is imperative for strata committees to contract the appropriate level and frequency of pruning, irrigation, and general planter bed maintenance. When trees are planted at any community, they are done so under the strict supervision and guidance of a qualified and accredited Landscape Architect. In the case of planting on municipal property, it is the municipality who recommends and signs off on the trees planted. At your community all of these trees were properly reviewed and accepted by both the Landscape Architect and City Officials. With the proper maintenance the trees as selected at your community will continue to add to the aesthetic value of what is an already sought-after community. Bought a new house

Mosaic never did a walk after we bought the house. There was no one year review for warranty puposes.
We are now having problems with drainage, the backyard has turned into a 'swamp.' Many of our neighbours had more problems than we did. I wouldn't recommend Mosaic to a friend.
