Guardian Seal Basement Waterproofing

DISASTER!! On August 20, 2010, I had hired Guardian Seal (Joe E) to waterproof my basement (exterior- with weeping tile, blue skin membraine, etc). He provided a 25 Year Warranty Certificate. One year later, my basement repeatedly flooded again. Finally, in the fall 2015, Joe agreed to come back to redo his work.
Sadly, I continue to have a series of floods. Joe never returns my calls.
I have had other waterproof companies inspect his work. Apparently, he never even put in weeping tile to drain the water away. He has gone AWOL- missing. He never returned my calls and will not answer my questions!

I had a leak in my basement at the beginning of July. I had contacted several other companies who gave me ridiculous estimates and pretty poor customer service.

I found Guardian Seal through Homestars. I called and spoke to Joe who came out to my place within 30 minutes of me making the call.

The location of the leak was at the rear of my home underneath my deck. Fearing the worst, I expected that I would have to tear out my deck to provide access. Joe said that there was no need, and that his men would be able to dig it out by hand. He provided me an estimate of $2500 for a complete waterproofing of the entire backside of the house, and said that it would be completed within 2 days....this was easily less than half of what other companies quoted me.

His team was at my place right on time and got to work quickly. They were professional, explained the process to me as they went along, and had the job done within the time frame that he promised. They cleaned up my yard and there was no damage to my lawn or driveway.

I waited a little bit to post this review, just to keep an eye on it and see if there were still any leaks. After several heavy rainfalls, I'm happy to say that there have been no problems, and my basement is completely dry.

I called Guardian Seal after some heavy rain left me with some light flooding in the basement of my new home. Joe was courteous, professional and very helpful. He inspected my issue and let me know that it was nothing serious, and I could probably make the necessary adjustments myself to stop any further leakage and really did not require any professional service. He refused to take any money at all for coming out to my house and for his advice - a truly honest individual and definitely not someone looking to make a quick buck. I would highly recommend Joe to anyone looking for a basement waterproofing contractor.

I obtained a quote from Guardian before buying my home. The previous owners had let the basement leak to a point where it just smelled awful, and was no doubt turning buyers away.

The property inspection quoted $15K worth of damage, and Guardian's quote was for $3700. It was pretty much the reason why we bought our house, and I'm so happy that we did.

We hired Joe to stop the water coming into our cold room, as soon as he came he said he knows what the issue is and that it will cost $700-$900, when I asked details about why he thinks this is the best solution, (because n other contractor gave a different solution) he got very uncomfortable and upset, he said "I know what I am doing, if you don't what to hire me, I have plenty of other projects".

We later called to ask if he will offer a warranty on the work, he said, yes a written one.

We then asked him to come and do the job, he removed our patio stones and did what he had to do, and put it back in a very bad way, it looks really bad now!

We were not happy with the job, but felt that we just want the leak stopped, when the time came to pay he did not want to give us any paperwork, and no writer warranty, and he got very upset that we are asking for it in writing!

The next day it rained, the water was coming to our cold room, in the same amount. We called him, again gave us the attitude as if he is doing us a favour by coming over, he then decides to put some silicon on the other side of the entrance to stop the leak. The silicon is not meant for outdoor! And looks very ugly, now we paid $800 for a 3 foot strip of cheep silicon!

Very unhappy customer.

Having chosen Guardian Seal to perform the work necessary to solve our leaky basement problem, we are firmly convinced we made the right choice. We used Homestars to screen prospective contractors and received bids from three of the top rated companies. Although the bids and ratings were similar, I was impressed by Joe's professionalism, prompt assessment of the problem and precise quote.(the lowest, I might add) His sons arrived before the scheduled time, completed the work and left the work area clean as per our agreement. Having observed the guys work progress and their application of the waterproofing material, we are confident in the quality of the work and look forward to proceeding with our basement finishing project. The service Guardian Seal provided exceeded our expectations and we will not hesitate to refer anyone to them. The peace of mind of a job well-done is satisfying. We look forward to the next rain with zero anxiety.

What more can I say. Saw the leak on Wednesday, called Guardian Seal on Wednesday. They came Thursday and fixed the leak. Fast, effective and no mess. Definitely the guys to call when/if your basement leaks!

Our house was built in the 1940’s and was purchased by our family five years ago. Two summers ago, we noticed that every time it rained, there were leaks and it would leave the basement soggy afterward. Our basement was in need of waterproofing and reinforcement due to the toll the previous years have taken on the foundation. Guardian Seal Basement Waterproofing was very competent and efficient when completing the work. Our basement is watertight and we were glad that we did not wait for the foundation damage to worsen. I recommend that anyone needing basement work done to speak to Joe.
