Waste of money

Inspector broke button on kitchen faucet during inspection. Button has still not been replaced three months later. Inspector checked washing machine and did not indicate any issues. Upon possession, homeowners found black mold throughout washer, requiring a brand new replacement washer.

Home Inspection - First Time Home Buyer

I had purchased my first home in January of 2015 and I had the displeasure of having Barry L. from AmeriSpec perform my home inspection. The overall inspection felt very rushed, Barry reluctantly answered any of my questions and he ended up neglecting a handful of items that would eventually cost me approximately $21,400.00 in repairs.

These are the following items that were neglected during the home inspection:

1) Rushed roof inspection via binoculars - Barry had arrived to the property approximately thirty minutes before the agreed appointment time and he had allegedly inspected 2 angles of the roof prior to my arrival. He assured me that the roof was in good shape and that I should expect to replace the roof in approximately eight years. After living in the property for less than six months, I started finding medium to large pieces of shingles on my lawn. This was very concerning to me and I had contacted several contractors to inspect and perform various repairs to the roof. Unfortunately with the heavy rain fall during the Summer of 2016, the health of my roof further deteriorated and I decided to replace it. Barry had neglected to view all sides of the roof and or even climb up onto the roof to inspect the shingles. After reviewing detailed pictures and video footage of my roof from another contractor, I was informed that the South facing section of my roof was missing numerous sections and that there is inadequate venting causing the shingles to premature fail. This information from Barry would have been very helpful when negotiating the price of the home; however, due his lack of experience or motivation to perform his duties as a home inspector, this has cost me approximately $17,000.00. As a side note, I choose to go with a metal roof instead of asphalt shingles.

2) Cracked kitchen windows and water leakage via the window frame - Barry didn't even open the blinds to the kitchen windows and at the end of the inspection, I pointed out to him that there were two cracked windows. Barry complimented me on having good eyes and he quickly noted it in his report. The cracked windows were not an immediate concern for me; however, there was a west facing kitchen window that had obvious signs of water damage along the bottom of the window frame. During the Spring and Summer months of 2015, Calgary experienced heavy rain and the top of the frame window started to leak water. The contractor that came out to repair the issue had identified obvious signs of water damage along the bottom of the window frame and he was unimpressed that Barry was unable to identify or investigate the possibility of a leaking window during the home inspection. This information from Barry would have been very helpful when negotiating the price of the home; however, due his lack of experience or motivation to perform his duties as a home inspector, this has cost me approximately $2,000.00.

3) Not thoroughly testing the basement bathroom - As usual, Barry rushed through the basement bathroom inspection and he failed to identify another costly expense that was related to a clogged sewage drain. Barry had run the bathroom shower and sink for less than thirty seconds each and if he had done so for a longer period of time, we both would have discovered that the sewage drain was clogged. This was an immediate problem for me the moment I moved into the home because every time I turned on the water, the basement shower stall and toilet would backup. This information from Barry would have been very helpful when negotiating the price of the home; however, due his lack of experience or motivation to perform his duties as a home inspector, this has cost me approximately $2,400.00.

I had attempted to reach out to Barry and AmeriSpec in regards to the leaking window; however, the receptionist who received my call was unconvinced that it was their problem and she reluctantly forwarded a message to Barry who was on vacation at the time. Barry eventually responded to my message via an email as he didn't have the courtesy to speak to me over the phone. Barry's response was less than sincere and he deflected all of my concerns to a professional contractor that specialized in window repair because he had scanned the interior and exterior wall with his infrared camera; although, I did not see him scan the exterior walls during the home inspection. In regards to the clogged sewage drain and roofing issues drain, I refrained from contacting AmeriSpec again because it was obvious to me that they didn't care about my earlier problems. I also left a Google Review for the company last year and I did not receive a response from the company. If you're in need of a home inspection, I would highly suggest you look for a better qualified company.

House inspection

Inspector showed up at the agreed upon time and spent about 4 hours going over every aspect of the house. Did a high-powered binocular inspection of the roof due to high grade. Went over all outside aspects of the property and pretty thorough inside inspection, including checking all the appliances and lights. Received 29 page assessment that pointed out a couple of major and many minor issues. Overall, very happy with the inspection.

Mold inspection

Amerispec"s technician contacted me for the best time to meet my busy schedule. The technician arrived at the scheduled time and completed the job within the time stated earlier. The technician explained what he was doing and provided other helpful information, Good job!

Tate is great!

I am a realtor who has attended lots of home inspections. It's important to me that the inspector is competent, communicates well and uses thermal imaging. Tate is all of the above and more. He also provides the report in a timely manor. I highly recommend Tate if you are looking for a home inspector.

home inspecion on new inner city duplex

I was on the fence on whether to use a home inspector since this was a new home and a few people had told me that with the 1 year new home warranty and inspections that go on during the construction phase, the home inspection wouldn't add much value. Although only minor defects were found, I am REALLY glad I chose to do one. As a previous homebuilder himself, Brenton was VERY thorough, knowledgeable and professional (not to mention punctual, reasonably priced, and an overall pleasure to deal with). The package that came with his home inspection report (a do it yourself manual, seasonal maintenance schedules, discounts with his business partners) will also come in handy! His service definitely exceeded all of my expectations.

Brenton was fantastic, very thorough and I love that he spent the time with me to explain the issues. He was very open to me asking questions and generated the report promptly. Home inspection

Inspector arrived before I did and inspected outside, I was 20 minutes early!!! I had to point out many problems I saw, he didn't note them in report. Insurance company won't insure me until I hire extra people. No photos in report and report very brief. Printed on site didn't even email me a copy. Accidently used this company twice, never again.=!! use another company please.

We are sorry to hear that your experience with your home inspection was not good. Please make sure that you have reviewed the proper company as we do not recognize the name nor have we had any complaints regarding an inspection. We performed nearly 100 inspections out of our office in April and as the owner of the company I would be happy to help resolve your concerns.

I would like to send a general response to a few of your points.

First the inspector was early.

We generally are very early. We are booked for a 4 hour time spot but sometimes that is not enough. The inspector needs a significant amount of time running around the exterior and getting the software up and running. As much as we appreciate the buyers being at the inspection we need time to focus on our procedures and having the home owner following us every step of the way can get us off our routine and really slow the process down. So yes we get to the job site early just to get a jump on the house. At the end of the day if we miss something then that is on us so we do what is necessary to ensure a thorough and complete inspection.

You make mention you pointed out problems that were not mentioned in the report.

If there are some issues that are not mentioned in the report then your first call should be to us so that it can be corrected. However we do follow certain standards and maybe what you believe to be issues are not considered issues to the inspector. ie. cosmetic blemishes, common wear and tear etc.

No photos in the report.

We do include photos in our reports. Some reports don't require many photos because we generally just use them to help clarify a problem.

Printed on site.
If you had a printed on site report then it would not include the photos but would be more of the summary report. We email the reports to the client. If you did not receive an email of your report then kindly send me your inspection number, address or name and my office will look up your file and send you a copy of your report.

Our clients feedback is very important to us and we hope to be reviewed fairly. As mentioned earlier we don't have any information on you or any clients with initials A.R. so please feel free to contact us so that we can verify you as a customer and help resolve any concerns you may have.
