Seams on rental hot water tank failed and flooded finished basement. Called insurance and had emergency clean up crew in. First repairman didn't drain tank - kept flooding - emergency rew back a second time. Second service person was very helpful in cleaning up third flood, but couldn't isolate the tank and so turned all the water off. We've not had water for 48 hours!!!! Oh yes, and our heat runs off the hot water tank so had to buy heaters.
