Replacement roof on my commercial bldg

It wasnt just one issue ....problems start after you sign the contract.
Start date changed so many times. They started, was paid .... worked one day and didnt show up again until 20 days later. The property was a nasty mess. Not weather related/no snow storm ..happened early first Friday beautiful warm day, after 3 days!! Construction materials/garbage LEFT ....store front, public sidewalk and on M Tr. Disrespect for the property, comes from workers, disposing of their coffee cups and throwing out their cig butts anywhere and everywhere on my property. No one was there on Sat...cleanup couldnt wait until Monday. No respect shown to the property owner, tenant nor neighbors. Many days the workers were not there. They certainly did not come in with the mind set of being as less intrusive as possible, quiet (Noise issue was not related to THE PROCESS), efficient and respectful.

Hello, I am sorry our lengthy prior discussions pertaining to all of your comments were not understood although I will try again to explain. Weather plays a significant role in our line of work and the original day we came was to remove the significant amount of ice that was up on the building. We needed to then to load the project with the lumber needed to build the parapet walls to encompass the slope kit you requested. When the roof had finally dried off completely we were able to begin construction without causing a flood. One of the main reason for you hiring us to perform the work was to install a slope kit to re slope the roof due to the extreme pooling your building was experiencing. As bonded contractors we are bonded to accept pre payment and are so allowed by Service Alberta. It is not un common to accept 50-100% of the contract up front in our line of work although only 50% was requested you paid 100% up front. There were unknown expenses involved in your project and these unknown expenses were drafted within our contract along with discussed heavily before our contract was signed. There was extensive roof rot and joist replacement when we removed the two layers of roofing down to the roof deck substrate. These issues needed to be rectified to offer manufacturer's warranty along with workmanship. As stated prior this was discussed even before you signed contract. You asked for an estimate on man hours and material costs after we removed the first 1/3 section of the roof, this being the worst section with extensive roof rot damage. At the end of the project with the last section of roof to be removed we discovered that the original roofers that installed the first layer of roof had a fire. This fire luckily did not burn down the building at the time. This fire damage needed to be repaired. Obviously fire damage was not anticipated. Of course all this was photographed and delivered through email for your viewing. At the end of the project my estimate was approximately $2,500.00 higher then originally estimated. Overall costs ended up being in the 30K zone with my estimate off by approximately 8%. After completion and invoice submittal the discussion of the extras was heavily discussed between us and explained that these types of estimates are difficult to estimate although we try our best to estimate as close as we can. Pertaining to the messy comment even though already discussed that particular day the flash snow storm sent the guys running off the roof unable to clean the ground. Our main objective is to seal the roof and keep water out of the building. Again sometimes weather does not agree with us. The re roof process is a major renovation process on the property one must understand that sometimes this process is not quiet. We apologize if you feel disrespected although you can take solace in the fact that with the small amount of time being put out in reference to the longevity of the roofing itself you will not have to cross this bridge again in a very long time.
