Elite Team Home Inspections

We’ve been using Lighthouse inspections since Feb 2005. Michael has done at least 7 inspections for me and my immediate family (including a commercial property) and countless others which we referred to our relatives and friends. We are all very satisfied with every inspection done. Michael is very professional, punctual and goes out of way to ensure everything works for us. Our first property thru Michael was a huge brand new house in Malton (6 bedrooms) and had a lot of defects and shady work. We had no choice but to buy it as it was big enough for us (8 adults 4 kids). Michael ensured that all defects were identified and we asked our builder to fix them. One big issue was there was no insulation in attic. Builder agreed to do it and told our lawyer that all work was done but we asked Michael to inspect it again and found out that insulation was not done again. We delayed closing and then builder finally did it. Michael came again (both additional times for no extra charge) and verified that it was properly done this time.

A couple of months ago we were trying to purchase another property which looked quite nice to us but Michael found a lot of defects and warned us not to purchase it. We completely agreed with him and let it go.

Michael was punctual, professional and very thorough with his work. He took the time to carefully look over the house in immense detail, answered all my questions, and provided small recommendations for things that needed to be done. He also made recommendations for things I needed to immediately do as well, and emphasize the importance. Furthermore, Michael taught me a lot about the home by explaining the heating and electrical system, and where everything is ran. I will definitely be using him in the future!

We reached out to Lighthouse inspections to inspect several buildings on a property we were purchasing and were very impressed with their services. The inspector (Michael) was incredibly thorough and knowledgeable in his assessment of the buildings and was more than happy to explain and advise on his findings. The final report we received from them was equally thorough and included many pictures, detailed notes and additional resources for us to consult. Overall we were very happy with the service and would definitley recommend!

Michael is amazing, we used his services on 2 homes in 2 weeks. The first home he found a large amount of mold in the Attic which would have cost us quite a bit of money to resolve the issue so unfortunately we had to back out on the deal. His experience and expertise Is 2nd to none. We know have found our dream home and we feel very comfortable knowing that Michael Pointed out what repairs would need to be done so we don't have any unexpected problems.

Michael was very flexible, courteous and professional in his work. We had to go back to the seller of the house to fix some of the defects that he identified. He was willing to talk to the seller/their agent without hesitation. He was able to identify many areas that may need fixing, which frankly, we would not have been able to identify ourselves. Michael was very thorough and professional throughout the inspection process and notified me immediately if anything needed to be addressed . After completion he took the time to go through the inspection summary with me ..
