New Home Build

We had G.H. Turgeon and his wife Marilyn do a pre-build contract with us on the qualifications of a "7 times award wining, Quality Home Builder" and 2 other personal recommendations.

This turned out to be one of the worst experieces with a builder/contractor I could have ever possibly imagined. The work was so horrendous that even new home warranty had to have "their best" come to review, not once, not twice but 3 times over. I'll give him this, that he did try covering it up quite well.

They had installed a 2' x 4' window over the tub in my ensuite, on a load barring SE facing wall, with no kings, no cripples, no studs, not framed at all! This is just the tip of the iceberg.

Gord cut an abundance of corners, even corners that can not be cut and yet still somehow managed to get his inspections passed (quote from the city "we just wanted him out of our hair"). He may fail a few times but he will figure a way out to get past it, without fixing the problems.

They had even used recycled wood, out of their yard I would assume.

Marilyn "the handler", was not able to even keep track of any orders, emails, nothing!

These 2 had no organization or care of quality!

Approved new home warranty items, to be fixed by builder! 1st day back to fix repairs and already screwed up so bad they are replacing him.

Just a minor example of his so called repairs ... The cedar shingles on the front peaks of the house are to be overlapped and never nailed through the open face, well his "repair" was to "caulk" with PL2000 Caulking (which dries hard and fast). By caulking these it prevents the shingles from ever swelling or expanding in the wetter seasons.(which any builder/contractor would know) not to mention it looks hideous!

Lawyers, Notaries, Many Reputable Builders/Contractors (Including warranties very own "Head Contractors") and everyone who had seen our damage has insisted this is the perfect show for Mike Holmes (and Contractors as I am sure you could imagine are not friendly and easily given into Mike Holmes)

Incomplete and very bad workmanship. This would be the reason good builders/contractors are given such a bad reputation!

Do yourself a favor and steer very clear of this couple and any company name they decide to make up!!!!

Update as of Apr. 16th 2014

We have since had many Engineers, Home Inpections and Resoration Companies number 1 guys out to go over everything as they have tried denying, sueing and the list carries on continuously.

The issues I am facing have all yet to be resolved. It has been almost a year and a half since possession date and warranty claim date, it has been an on going nightmare to say the least.

In my oppinion there is not much that could have been done any worse. To top it all off the legalities, people though our home, lawsuits and lawyers you name it we have faced it endlessly, has been a stress, inconvenience and hardship that no one should ever have to face when they are building a brand new home with whom claims to be what they claim to be (or ever with anyone for that matter).

It is not worth the headache to save a buck or two.

*** January 2019 Update ***

Sorry for the delay on the update, here it goes ...

He tried suing me though the Judge threw his case out.

His Lawsuit against me was due to my notary releasing the hold back, of $10,000 for incompleted work, to me. His claim was that it was raining and therefor could not work.

I however still have a lawsuit open against him, though how do you get blood from a stone.

The electrical was fully condemned, all floor joists were compromised needed restructuring, siding needed to be re-done,the deck and stairs all to be re-built *again*.windows, doors and framing to be re done throughout, roof even had issues. This list can go on and on and on some more, my book is quite something to see.

In the end this was a For and a half year nightmare process that completely drained me. I do not wish this upon anyone, ever!

Lawyers, Judges, all the Contractors, Restoration Companies, Engineers, Geo Techs, you name it they were all involved and utterly appalled in the workmanship that was done.

Warranty ended up spending a very significant amount repairing what was covered, a commercial company was the only company able to take on the extensity of these repairs (their first ever residential contract, which means it is all up to commercial grade though now).

I incurred almost the same expenses as the warranty company repairing the damages that warranty was unable to cover (cosmetic issues as you can see some of in the photos attached, might I also add this is very minimal photos attached)

I got the house up to standards to be able to sell it, and sold to a great couple who was willing to take on the rest of it, in late October of 2016.

It felt as though I was leaving something behind (and I was) selling my home yet, it taught me a lot here and looking back now, well I am pleased that it was corrected and now another family can enjoy it for what it was supposed to be in the beginning a *Family Home*.

The new owners can enjoy this home now without the bad history I had behind it all.

Please be sure to do your due diligence and learn everything you can about whom you decide to build with prior to making your final decision so you do not end up in a situation such as mine.
