Home Inspection

Ed came highly recommended by another home inspector and I had a good feeling right off the bat. He was punctual, very patient with all questions and suggestions I had and he took his time to explain to me what he was checking for, showing me where to shut the water and the furnace and how the vents and ducts were connected, even labeling switches and breakers for me. He also made recommendations on how to avoid potential problems and checked all the appliances. We ran a whole cycle both on the washer and the dishwasher. He was frank as where the limits of his home inspection were; e.g. he couldn't tell what kind of insulation there was in the basement without being able to drill. He was very professional and pleasant to work with.

Worthless home inspection

I bought a home three years ago and went with everyone's advice to get a home inspector as a condition of the purchase. I looked on Homestars and contacted a home inspector that had a 10/10 rating. He was too busy but recommended Clark Home Inspections. So I called up Ed and he agreed to do the home inspection. I was there for the home inspection and he did spend 2 to 3 hours on it. After it was completed, I received a binder of information from Ed that went through everything and basically said that the house was in good shape with no major issues. Also, the binder of info said that the roof would last for another 10 to 15 years. So I bought the house. Since then (3 years ago), I have had to spend over $5,000 on waterproofing the basement when little streams of water came in. The guys that did the waterproofing said a knowledgeable inspector could have determined that the previous owners had covered up the fact that there were leaks with some putty and paint. Ok...so that's one mistake and I can live with people making one mistake. However, now it turns out that the roof which should have lasted between 10 and 15 years needs to be replaced (after only 3 years!). That's going to cost me over $10,000. I've come to the conclusion that Ed, who says he is a certified home inspector, just collects your money and hands you a binder full of wrong information.
