Roofing

The photo shows the quality of this contractor's work. There was no leak before he touched the roof.
He will not fix it. He claims that the warranty has expired. It hasn't.
If anyone has an address for this contractor, please let me know.

Condo reno

Reno started very well but ended very poorly. Job not finished despite numerous phone calls and emails. Mike never returned $100 worth of condo keys or the Ikea gift card worth several hundred dollars for returned items. Mike removed a practically new fridge from the condo before the reno, which he agreed to pay $250 for. Never saw that money or a credit either. Other than unfinished work there was also work of poor quality. I am still having to deal with an improperly laid engineered hardwood floor. I am beyond disappointed.

Condo Renovation

I hired Mike Sharp Design Build to initially replace flooring and redo a bathroom in my condo. I found Mike so easy to work with and he had so many great ideas that I ended up having both bathrooms renovated, upgrading the kitchen and turning a bedroom into an office with a built-in desk, bookcases and other features. I found Mike excellent at coming up with cost effective solutions and he provided great referrals to suppliers so that we could get great fixtures and finishes at great prices. I would definitely recommend Mike and have already referred him to a colleague of mine. It's now great to come home from work and enjoy my 'new' condo.

Apartment Renovation

Despite numerous calls to complete the outstanding items on my remodeling project, Mike Sharp has not made time to finish the job. I hired Mike Sharp Design Build to remodel my kitchen and bathroom as well as smoothing out the popcorn ceilings in my one bedroom one bathroom apartment. He did not finish the job and will not come back to remedy the deficiencies, despite many many calls and emails.

He either ignores my communications or promises a date for service and does not show up, with no explanation.

He installed two pot lights in my bathroom and one of them has never worked. I am afraid of faulty wiring and potential fire. The under-cabinet lighting in the kitchen was installed poorly, he ripped out five out of six of them and has not replaced the faulty work. He was to finish the underside of the cabinets with wood and has not done it. He has not installed the doors on my laundry room. He was to install track guides for my pocket door but has not done so. His workers damaged my finished ceiling and he hired painters to fix it but the work was very streaky and not up to his standards; he promised to repaint it but has not shown up to do it. He personally installed a granite backsplash in the bathroom which has since cracked right through and he won't fix it. I have subsequently found that his workers have cracked one of my large plate mirrors in the living room. He installed two fewer track lights in the kitchen than I specified. The bathtub controls are reversed - the hot water comes out when put to the cold marker.

I feel he overcharged for the work completed and he is not to be trusted because he makes promises he does not keep. I am a senior citizen and I feel I am being treated in an unprofessional manner.

Full home renovation - kitchen, bathrooms, walls and ceilings, lighting, adding to finished basement

We hired Mike and his team to renovate our Annex home in Toronto and were very impressed with the quality of work, attention to detail, and the knowledge that Mike and his trades displayed. When making decisions on everything from kitchen and bathroom cabinetry, fixtures and finishes, to where to place lighting in newly installed ceilings, Mike's wonderful design sense was a great help in taking our house from somewhere with great potential to a home that we love. He frequently made suggestions that saved us valuable time and money, often giving us several alternatives for each room and project. All of his trades and associates were professional, friendly and showed up on time, offering their considerable expertise to us, often on extra projects along the way. Mike's structural knowledge was also invaluable to us and he was always on hand to answer questions or give us helpful ideas and solutions. His calm and friendly demeanour was much appreciated - he never seemed to lose his cool even when we were stressed by the scope of our project!
We would happily use Mike and his team again for additional work here or in our next house as we are very happy with the finished results.

Complete renovation of main floor, kitchen, living room, floors, upstairs 3 piece bathroom (heated floors) levelling of all floors.

Mike Sharp transformed my 1880 home from droopy parquet floors & low stucco ceilings into an elegant open concept house that could easily be featured in House & Home or Architectural Digest.

After having received three proposals and met with three contractors, I choose Mike Sharp Design Build for my renovation.

The main floor was torn down to its bare bones. Floors were leveled and wiring was re-organized. 9 foot ceilings with recessed lighting, a feature brick wall, steel staircase, new Ikea kitchen and all new oak floors were installed. Mikes recommendation to install walnut support beams and crown molding added integrity, character and elegance to the living room/dining room area. My favourite feature is that my living/room dining room/kitchen area is an open concept, but you cannot visibly see any of the appliances in the kitchen. The appliances are all hidden and no one will see the mess I've created when I have guests. A very clever concept that I'm glad I listened to.

On the upper level, all floors were leveled and new oak floors installed along with a new railing. A complete new bathroom with floor to ceiling mirror, heated floors and rain shower was installed.

The end results were elegant, well thought through and much better then I could have possibly imagined. Mike’s 20 years experience, knowledge of design, function and trades were skills that I came to trust and respect with the push and pull of any renovation.

Mike is a great communicator and has an excellent team of professional craftsmen & women who are friendly, skilled and respectful. I am already planning phase 2 of my renovation (five years from now) and hope to hire Mike & his team again.

exterior insulation and siding

An update to the previously posted review below:

Upon reading our HomeStars review, the contractor phoned us, then showed up at our door, both times belligerent, and giving excuses including that he was "busy" and had other jobs worth much more than ours.

Since then, the contractor did have most of the garbage he had left behind hauled away (though leaving a lot of broken glass for us to pick up). He did not repair our shared (with the neighbour) fence, which his worker had damaged, forcing us to pay someone else to fix it.

Despite repeated promises since April to refund our overpaid installment, along with self-imposed deadlines by which he claimed he would do it -- we have not received our refund. Months have gone by and we're still trying to chase him down, as he is always a no-show, no-do.

With our "2 week" project coming up to its one-year anniversary, the contractor has continually failed to resolve outstanding issues, never mind attending to unfinished work and deficiencies. And we suspect that getting any repairs done under our "warranty" will prove extremely difficult.

We would never, ever hire Mike Sharp Design Build again.

What was supposed to be a 2-week project turned into almost 6 months of hell. In our view, the contractor has shown an almost complete disregard for us, our home, and the contract, which we signed after checking with the BBB -- with which his Failing grade had not yet been posted. The project started out well -- well enough for us to give him a good reference to friends. Then we discovered that part of the job had been subcontracted out; if we had known this upfront it would have influenced our decision to use this company. That subcontracting was mismanaged, with numerous no-shows and missteps, and virtually no supervision. However, we did eventually get a discount for that part of the work and also had a small transom window installed gratis. Nevertheless, the project was left unfinished (lots of commitments to dates that always fell through for some reason or another, and a general lack of concrete answers; we were even told that our persistence in trying to nail down when the work would be finished was "irritating" and that other, bigger jobs were on the go.) We eventually gave up hope that the job would be completed and have found a new contractor. Our fence has been damaged, construction garbage left behind, and deficiencies in the partial work that was completed remain. We have asked for the contractor's business address (not on the contract) for warranty purposes but to date have not received it. As well, in good faith we paid one of the installments before the work was completed; we have since asked for a refund. Overall a very poor performance.
