We had Roger come over to inspect the home we hoped to purchase ( which we did December 10th 2015 ) he did not find much wrong with it, except a few minor issues, that did not need our immediate attention, after the inspection we were content with the results and closed the deal. We invited my father-in-law over to see our newly purchased home and within 4 to 5 minutes of being inside our kitchen he notice what appeared to be water damage, he wandered to the backyard to look at our sliding door and started issuing a few concerns with us, him being the most competent contractor that I have ever known, I allowed him to tear up the kitchen floor and wall and yes it was indeed water damage the glass sliding door to our backyard was leeking water through the seems and the water was entering into the house, he made his way to the basement and discovered that the rot continued down the basement walls, he says he is sure the previous owner was aware of the damage as he noticeably tried his best to cover it up, Im not really sure how this issue was missed in the inspection but other than than having to change out the door and remove the rot, and replacing the floor Im pretty happy with the home, and I do realize nobody is perfect and that things do get missed, but this seemed to my father-in-law to be a very obvious issue, Although I was pretty pleased with the photos and the detailed reports of what they did find with their inspections,
On the upside the kitchen was extremely dated and we had planned to renovate it anyway this just lite a fire under us and got us to do it sooner. Absolutely no hard feelings, and Im sure a more diligent approach will be taken in the future.
