We were very impressed with Michael's level of professionalism and experience when he inspected our home. The house he inspected was about 70-75 years old. He pointed out a variety of potential problems that warranted attention and made sure we clearly understood the results if left untreated. His recommendations gave us a good representation to how much repair was going to cost. The report was very thorough and he happily answered any questions we had regarding the condition of the house. We were extremely satisfied with his service. Thank you once again Michael!

We decided to buy a new house and hired Michael Lam to perform the home inspection. He arrived earlier than we scheduled and was already surveying the outside of the home. He patiently went through the whole house with us, pointing out the major defects and recommended what we could do to remedy the problems. In fact, he told us the attic had severe mold, rot, and water damage and explained that this can cause structural damage and is a health hazard to the occupants in the home, if left untreated. He also discovered there was a layer of asbestos below the main hardwood floor, which would otherwise have been difficult to detect. He reiterated the fact that asbestos detection is not part of a home inspector’s job, but he raised suspicion, which helped us out a lot. The whole inspection took about 3 hours and he answered all the questions and concerns we had with the home. We found that Michael Lam was very professional, respectful, punctual, and patient. He was able to speak both Chinese and English, which accommodated my limited ability to speak some Mandarin words. I highly recommend him to anyone buying a new house.

We hired Michael Lam from Building Control and Inspection Inc to perform our home inspection when we were buying a home. I would not recommend this company. Michael rushed through the inspection because he had another appointment. His hand-written report was only partially legible, and his preferred language is Chinese, which is a problem when your Chinese is poor like mine.

I was not impressed with his attitude, which I would describe as condescending and patronizing. He was disrespectful towards the seller (who happened to be a family friend), and tried to bully us into believing the roof was old even though we had proof that the roof was only 5 years old.

He did alert us to asbestos in the ducts, which we would not have known about. However, he spent more time stressing how he was doing us a huge favor by telling us about it because asbestos detection isn't part of his job than he did telling us how concerned we should be about it.

Overall, he was more concerned about finishing the job and collecting the money (cash only) than he was about the actual condition of the house. Do not hire Michael Lam from Building Control and Inspection Inc.
