New House from H@R Developments

Had purchased a new house from H@R Development 4 years ago. This is a second one from the same builder, as we were amazed to see and experience very high quality of construction. Now four years latter we are happy that we had chosen the same builder. The only and big problem is windows. From the same supplier quality has dropped drammatically. New windows develop moisture condensation if outside temperature drops below +5C. Can you imagine what happens when outside temperature is -25C. We have to clean them almost every day to prevent moud build up. Builder says it is within acceptable limits. We keep inside humidity around 30%.

Brace yourself for the story you are about to hear is of oppression over the 6 years where I have had to deal with (and am still dealing with today) H&R developments.

Not only did they delay the closing by 2 full years. The newly built house was given to us with scratches on the floor, and with many components incomplete. They charged us many times for things included in the price, for example they charged $4000 for air conditioning, after some research we discovered that air conditioning was supposed to be included in the price. We may have caught that but probably ended up paying a few $1000 on things that were to be included in the price. Despite having received the house we must let construction workers in our house everyday to fix things up which should have been fixed before the closing (which again was 2 YEARS later than scheduled we waited 6 years for this house!). The area still looks like a construction site and everyday we must take crap from the service manager for mentioning more mistakes in the 30 day form. The crawford ceiling that we paid 2000 extra for looks like something to accommodate ducts. Despite having received dimensions for all of our appliances the fridge does not fit where it is supposed to and the washer dryer can not fit in between the lip and the wall, because of this we (and others we know) have to pay over $300 extra for installations that we paid for on the day of the delivery. As I predicted H&R developments will NOT pay a single penny in compensation for this as well as all the other issues stated above. The workers are cheap and do not have the right equipment for the job and the company is overall just organized chaos. For over $600,000 what you get is definitely not what you pay for. Though the workers are cheap they must have some damn good lawyers to let them do all this. If the rude service doesn't get to you, the garbage quality of the houses will. Deal with them at your own risk.

P.S Every house in our location has the same issue, not only that but the other locations have the same problem (from what others from that location have told me)

Any advice to offer fellow homeowners facing a similar project?
Hang in there, everyone has had to deal with them. 2 years delayed closing and they are still telling us they can do whatever they want for 120 days after the closing (although they will most likely stay longer with the excuse "if you want your house fixed then you have to let us in").

New Home

H&R made a lot of construction mistakes and I had bad experience with their after-sale customer service

1) Voltage for the stove and outlet on the stove was reversed, damaged rice cooker and stove not hot enough to cook... initially thought it was the stove's problem and exchanged for a new stove...later found out it was the voltage...

2) Water leaking from the ceiling within 6 months of the new house, dripping water everytime it rained, H&R denied any responsibility... end up replacing whole roof with new shingles within 1 year of the new house of owner's expense. Had sent multiple letters about this problem with no response.

3) H&R responsible to build fence, poles were placed, then realized there was a mistake, took out all the poles and re-build fence... fence was fully built... 6 months later... received letter there was a mistake on the fence and not passing the town's law... have to make modifications... Making the same mistake twice???

Had contacted Tarion, Better business bureau and local MP but were not helpful and just asked to resolve issue with builder.

New Home

The supervisor on the site was very good. The paint was not good and when I told them they came back to fix it but it did not match so I had to do it myself. The construction was good. It's been two years but something is leaking but I can't report it because the warranty is over. I just found out yesterday so I'm quite disappointed!

No complaints with our first (new) home. We would recommend H&R Development for new homes. Their customer service and decor centre was exceptional in selecting the accents for our home.

New Home

Very good house, HI top quality, not too many outstanding problems. Biggest one - Low R factor windows, much worse than it was 5 years ago with low outside temperature condencation is very bad. Very poor warranty service, next to non, Tarion is sepporting them every time you reques to fix something.
