2nd storey Reno completed 2009. Balcony area leaked into its storey ceiling for past 4 years
Royal home improvements renovated the 2nd floor bedroom with walkout balcony in my home. I had to redo this balcony from a previous renovation done in 1997 by another company
The balcony design done at that time was a poor design and leaked badly. Royal Home Improvements changed the design to a simple flat roof design in 2009. They assured me it now wouldn't leak. It started leaking again especially in winter with snowmelt about 4 years later. I assumed it was the roof and not their work, so I replaced the whole roof using SmartRoof (excellent company) but not the flat roof of the balcony. Water still came in destroying the drywall below. SmartRoof came to inspect and said no, it is definitely the balcony roof causing the leak. They quoted a price to replace that roof which they started doing today.
They started looking for the problem and discovered the shoddy workmanship of Royal Home Improvements. They just covered everything up with siding, leaving gaps for rainwater to penetrate everywhere. All siding has to be replaced as well as the flat roof. My new cost to do this work is now $11,000. I didn't expect to have to replace everything Royal Home Improvements did 8 years ago. The aesthetic job they did on the interior of the room was very nice, but that was not part of the $25,000 I paid to have them redo the balcony area. The interior portion was another $50,000. I would never recommend Royal Homes to do any exterior work ever. Royal Home Improvements subcontracts to very low-quality trades.
