The worst !

Bought in 2008. Moved in in 2011. Sold in 2015. (150 Sudbury st). Everything about it was cheap, cheap, cheap. Elevators constantly breaking. Hallway carpet was disgusting. Was almost changed immediately by condo board, who actually did a good job. Unit was not clean when I moved in. If you're reading this, do not buy anything Urbancorp. Sadly those who don't do their research will wind up saddled with these inferior products and likely pay big "special assessments" down the road

Terrible builder

For anyone looking to buy a home, I highly advise you to not go with UrbanCorp. Our home has not closed for over two years and there has been numerous issues with the deficiencies and the customer service is absolutely horrible. They are extremely unreliable. Please save yourselves the heachache.

Condo developers

Just a word of caution for anyone researching a condo built by urban pep.
The construction is substandard and there is no service to fix anything.
We've had wall-mounted finishes / furnishings fall off the wall they could've potentially injured somebody but grateful did not.
Systems like air conditioning and electrical are either breaking down constantly or not installed properly.
I realize that there are some people who have not had the same negative experience as I have but I feel like I need to warn people against a very slick operation who isn't interested in customer service but only interested in selling units.

Edge condos

Bought a new condo from them. The actual move in date was a lot longer then what they originally said. This is pretty normal with any builder. The actual unit turned out pretty nice. Good fit and finish. Very similar if not identical finishes to what were shown in the model suite when buying several years earlier. All concrete shell means this unit is very quiet!! I've bought many condos before and say this is on par with most of them. Of course it's not as nice as some of the higher end units but it's nowhere near the price! And if I wanted I could always upgrade the finishes in the unit myself.

New Towns at King Towns

I purchased a pre construction condo at the Newtowns at Kingtowns development from Urbancorp in 2006. i purchased relatively late, and as the development was NOT a highrise, it was finished nearly on time. NOt without issue. Major changes to floor plan had occurred that i was given NO notice for. My electrical panel faced the den and ruined usable wall space. Very little was delivered as it was advertised, and noise insulation in these units was non existent. My neighbours (who unfortunately liked to copulate in their living room) might has well have been right in my home. I could hear the post coital cuddling convo plain as day.

Urbancorp has made a terrible reputation for themselves. I took a hard stance to get some LONG TIME outstanding issues resolved by handing out some information to perspective buyers at the grand opening of their subsequent project, and I managed to get somewhere. It was a hard fought victory. Do yourself a favor and purchase from someone FAR more reputable.

I am no longer an owner of one of their products. I feel fortunate to be OUT of the condo game in Toronto entirely. Anything built in the last 10 years will, in my opinion, have a very limited life span.

Townhouses Riverdale

The negative reviews are all over the internet about these guys.

Most buyers will hide the negative on Urbancorp because they fear it will affect their resale.

The truth? these guys have pretty pictures that look NOTHING like the end product. You are helpless working with a vendor that clearly does not care about their reputation as a builder or the quality of their end product.

..like the hollow wood panel front door they painted 'orange' to look like its cedar. embarrassing quality and work ethic!!

6 months after everyone moved in to these newly built town homes...there is an endless line of traffic from trades as buyers repair the leaking roofs, leaking basements, half finished landscaping etc etc...All at their own expense.

Urbancorp as a builder

Worst builder in toronto, hands down. Do not judge them by their past projects, as they are often fixed up by the condo corporation by then and has nothing to do with them. What you get when you first move into their preconstruction condos is cheap workmanship, the cheapest materials, half finished work and fights with the builder about getting things completed on your PDI. Their customer service is on a next level of low - they will blame you for things that are clearly the builders fault. They usually push their occupancy to the limit - 2 years. SO for 2 years you will be paying rent to the builder and can't get a mortgage til they register. They've changed entire buildings around, slapped together random plans and builds other buildings in front of yours. All of their promises you can almost guarantee will not be fulfilled. Alan, the CEO will pay 100k to an artist to spray paint a corridor so he's "supporting the arts" but will not put 10k into making his buildings right. Do NOT buy preconstruction from them unless you want to go through a nightmare.

Townhome

BUYER BEWARE !! Slick marketing, but you won't get anything of this.. Lots of bait & switch, not just in finishes but SIGNIFICANT structural details.. The Sales Agreement has ZERO connection to the marketing glossies and showroom.. Do not expect them to deliver per marketing, and you will be content.. Other developers do not disclose much; but URBANCORP L1ES !! Try to amend the Sales Agreement to link this to the marketing material, they won't let you.. WHY ??

Notice if the floor plan shows room sizing, because it's interesting they tell you the total sq ft of your unit, but never show where it came from.. Make sure the room sizes are on the Sales Agreement, not only in marketing..

Talk to owners of the Queen East towns.. Lots of downgrading specs, mechanical rooms doubling, loss of gas fireplace, missing top deck..

The Riverdale project is already SIX months occupancy and counting !!

The Reassignment clause is under Urbancorp's terms.. They won't approve your Reassignment unless they can sneak in extra terms in their favor eg: forfeit Delayed Closing Compensation..

What could this company do to improve their services?
BE TRUTHFUL in marketing.. Don't L1E.. FULLY DISCLOSE.. Stop treating your customers like they are dirt.. Sexy designs don't allow you to mislead people.. Honesty and accuracy will boost your business profile more than sexy designs with unethical builds..
Any advice to offer fellow homeowners facing a similar project?
Review Schedule "A" of the Sales Agreement.. KNOW where the holes are.. Have ALL important facets explicitly stated on the Sales Agreement amendment.. Do not be content with your lawyer or realtor saying "this is the norm, it's fine"; just because it's normal in the industry it does not mean you'll get what you expect.. Avoid talking to agents about Urbancorp, talk to end-user buyers..

Stay away from Urbancorp!!!!!

Worst builder ever by far, customer service is no help, they won't register your condo building for 2 years and the workmanship is horrible , do yourself a favour buy a home from a different builder !!!!!!!! Not one person in the 2 buildings near me is there a satisfied customer it's a shame there allowed selling new homes
