Attic insulation improvements, spray foam/monocote basement walls

A year ago we had Insta-Insulation come and upgrade the insulation in our 1973 side split. The attic was still the original builder batts, so we had Insta-Insulation air seal the headers of our walls, electrical boxes, exhaust fan hoses and solar tube with spray foam. They then topped up the attic with blown-in cellulose to an R50 and insulated the hatches in the hall and closet. Last summer wasn’t the hottest but, we didn’t need to turn our A/C on for sleeping as much as we would have in the past, the upper level was the most comfortable we’ve experienced in our 14 years in the house.

At the same time we had Insta-Insulation spray foam the bare concrete walls in our furnace room and the foundation of our garage. Insta-Insulation was able to insulate the walls without any framing being present. Having done a lot of other work to fixing up the house it was great not needing to frame such an awkward space. Insta-Insulation then came back the a few days later and applied a Monocote fireproof coating to the foam, so we didn’t need to drywall either. The basement was less damp in the summer than any past summers. The furnace room is a walk up so ½ the wall is above grade. We’ve also noticed this winter that our furnace hasn’t needed to come on, or stay on as long as we’ve been used to.

As equal billing customers with our gas utility we are in the position this year of having almost 2 months of credit as we get to the end of the heating season. We’ve been asking ourselves why we waited to do the jobs in the house no one sees until last…had we done the attic and basement walls sooner we could have afforded to the other projects quicker with the $ we would have saved in energy costs.

To anyone considering multiple renovations on a limited budget do the insulation projects first…live with the outdated kitchen longer, but live in comfort while you wait…use the energy savings to help pay for the dream renovations. Don't do it backwards and wait 14 years like us.
