Town House Purchase, 6 years old

Don't buy a Greenpark Home. If only I had checked Homestars.com before purchasing... We purchased our first home in Burlington; a beautiful 2 storey brick town house in a great location, and only 6 years old (almost new...right). Everything about the house seemed great on the surface.

Major problem #1 was discovered by our home inspection: the duct connecting the bathroom fan to the roof vent was improperly connected at the roof vent, and for 6 years had been spewing moisture into the attic. There was significant mould on the underside of the roof sheathing throughout the attic, but mostly around the improper fan vent connection. We were going to walk away from the purchase, but the seller agreed to work with me and pay for all professional re-mediation services required. Work went well, had the whole attic tested, dry ice blasted, almost good as new, and air quality all fully cleared. The work cost around $10k, so not a small job. Greenpark was contacted, and had no interest in taking any responsibility, despite the fact that their poor workmanship caused the problem.

Major problem #2: roof is now leaking in multiple places (unrelated to fore-mentioned mould re-mediation work). roof is less than 7 years old, and shingles are in great shape, but now the roof is now leaking. Hoping to put repair through insurance, as cost will be high.

Everything in between: little by little, I discover all the horrible workmanship in the house. The general fit and finish of the house is terrible, and the house was clearly built as quick and dirty as possible, with no attention to detail or care for quality of work. The tiles and grout are cracking... seemingly because of poorly constructed floors... the floors creak and flex excessively...When you walk into the bedroom, the bookcase bangs against the wall because of the flex. The drywall workmanship is terrible all over the place. The trim work is terrible. The air conditioner and furnace are cheapest available. We roasted upstairs in the summer, and are freezing in the winter. The house is basically cold whenever the furnace isn't running. From what is visible in the basement, ductwork is poorly designed and in-efficient. Very low air flow to areas requiring it most (master bedroom), while the bathrooms have air blasting out of the vents. Large gaps and leakage points throughout the ductwork... joints not taped... can only imagine the air loss happening in the walls. Ducts are run up through the attic with minimal insulation surrounding them, further reducing the heated/cooled air brought to the upstairs rooms. Now that it's getting cold outside, we're seeing just how awful the windows and doors in the house are. The windows installed look like something you'd see in a house 20 years old, but they're only 6 years old... obviously cheapest windows builder could find. They are extremely drafty and allow major heat loss. Even when not very cold outside, we have major condensation almost covering the windows. We're literally going to have to replace the windows because they're so bad... this is not to mention the installation of the windows! They are bowed and crooked and the casing and jambs have opened up revealing big ugly gaps all around the windows. I replaced the dryer output duct and vent after finding that the installer had mangled the duct going out through the wall, so that the dryer air was just firing into the insulation. Found the same thing with the bathroom fan duct that goes out the wall... mangled. Carpet is so cheap it's completely shot. Guessing insulation above garage is bad, as the room above it is excessively cold in winter. It is apparent that there was some kind of significant water leak previously in the bedroom ceiling that was fixed... don't know details. Kitchen cupboard installation is terrible. In general, everything I touch is poor craftsmanship. Don't buy from Greenpark. I'll update this review as I find more problems.
