Noisy Condo

Just moved into our 2-bedroom (Not so HOT) condo and now understand what our (former) tenants have suffered through over the past six(6) or so years... In addition to the loud footsteps from above, the flush mounted (Helios brand) glass light shades RATTLE menacingly when the children of the tenants above us run on their hardwood style floors... Did GREAT GULF simply drop the ball during ceiling 'slab' & floor construction or is this something more serious?

GREAT GULF Not Great At All

Great Gulf NOT Great At All
We bought a Semi detached house in Whitby Meadows, Whitby.
During our structural upgrade appointment we were asked to make a selection of inbuilt fireplace. We were being informed that the foundation is about to be laid So the fireplace selection has be
made before the foundation is laid. Great Gulf shared the pictures of the inbuilt fireplace and Design consultant confirmed that it will be exactly the same. So we ordered an inbuilt fireplace. Picture Attached.
But on our PDI Appointment, we were shocked that they gave a fireplace protruding into a room of size 10 feet by 20 inches. Picture Attached
We contacted them numerous times that this is not what was shown to us in pictures, but nobody bothers. So basically 20 Sq. Ft space is being wasted as we never wanted a Protruding fireplace.
As per plan we signed for 1985 Sq. ft. in the contract but we are getting approx. 1965 sq. ft. Basically they don't care about customers and don't want to do anything about it.
We were also surprised that they don't even do frame walks for the customers. Every other builder does have frame walk appointments.
Avoiding frame walks may be because they want to hide the quality of materials being used in their construction.
We paid $3616 for Fireplace and $1130 for Wall mount and to get rid of it we have to pay $3000 -$4000 to get it removed and $8000 to redo the entire flooring of the main level as you don't get the matching hardwood. So I will have to pay 17000$ because of their faults and choosing Great Gulf as a builder.
If you talk about Design appointments, in 2 hours you are asked to make the whole selections and even sign the documents in that 2 hour window as their design consultants keep pushing that they have another appointment scheduled.
We spent $60K on upgrades and a complete waste.
I have bought new construction from Mattamy, Brookfield, Andrin Etc. We never had issues with other builders as they give what they show and the same is in their documents.
But never trust the Great Gulf. They Show pictures of something else and their end product is different. Great Gulf's is the worst builder and we would never suggest anyone to buy Great Gulf Homes.

Poor finishing and takes months to repairs after closing

Great Gulf was our developer of a first brand new home and the construction design was not bad however the finishing is very poor and takes months just to repair a lot of damages after closing.

Monde condo, big financial loss, unscrupulous builder

Great Gulf is no longer great. They became very cheap, and save every penny at the purchaser's expense. Cheap materials, substandard workmanship, and no scruples. They sell luxury but do not deliver on their promises. Great Gulf could teach Mr. Scooge how to be stingy.

A nightmare purchase and a big financial loss. To make a long story short, the builder left me with 2 unfinished, non-functional bathrooms and got away with this with Tarion's help. This was after 2 years of on and off disruptive work causing more damage, and no functional bathroom in a condo all that time.

This company does not provide after-sale service.

This company does not provide after-sale service. Liaison officers between the company and the customers are void. The agents come to your house, they see the defect but the report they send to the company makes nobody come to repair what has to be repaired. or you received a letter from the office telling you, it's not under the warranty anymore or any other reason for not repairing what the customer ask for. I'm very disappointed. I do not recommend buying Great Gulf home.

1 Bloor St.

It is 5 years after occupancy, and amenities are not there yet. After opening for just a few weeks last year, the spa areas closed for "renovation" until further notice. The outside area is still occupied with scaffolding. Recurrent problems with balcony glass. Unstable hot and cold water temperature. It is not clear if they are even planning to finish the construction of the building as they seem to be occupied with other new projects. It looks like they take on more projects than they could handle, or just do not care to complete their projects.

Leak in a new home

The process from the very begging was horrible. No guidance or help, noone knows anything & give different answers everytime you ask the same question. We were unhappy with the quality at the first inspection and insisted things get changes such as poor quality granite countertop in kitchen amongst many issues. 8 months in....we had a devastating leak that destroyed the whole house & we had to stay at a hotel and family for more than a month. This was all due to the person that installed a light fixture in the bathroom cutting into pipe on the roof which is where the water came in from. They never addressed all the issues and 2 years later, we are still dealing with leaks and extremely poor workmanship and no accountability.

Terrible leadership team. No accountability or support

Brand new home, and the fridge fails 25 days in. I have had 6 visits and they can fix it. Its been 30 days without a fridge, and they refuse to take accountability and replace the fridge.

Overall the the house looks good, but build quality and support are the worst I've experience from any builder.

BEWARE!

Garbage workmanship

We've been living in the home for some time now and felt we needed to share our experience. The materials used (doors, windows, toilets etc...) were all junk. Everything has required a replacement. Everything. Worse than the quality of the material is the quality of the workmanship. That fact that
GGH allowed their trades to perform so poorly, and actually signed off on the workmanship says a lot about the kind of company GGH is. Garbage homes. Stay away.
