Home Inspection

We had hired Brent Jeffreys to do an inspection of a house we were thinking of buying. While Brent did an okay job of inspecting the house and explaining me things. Here is why I will not recommend him to anyone:
1. While he had said that the inspection would take 2.5-3.0 hours, he rushed the inspection in about 2 hours.
2. While he had promised me that he would go on the roof, he stayed on his ladder and just inspected one side of the roof. He never actually checked the entire roof.
3. Did not check the appliances. He suggested that we should check them during the final walk through.
4. He missed the crack in a toilet bowl.
5. While Brent found two leaks in the basement, his diagnosis of the problem as well as suggested remedy were incorrect. We had to get a waterproofing expert to look at the basement to understand the real cause – there was a crack in the foundation, which Brent never bothered to check.
6. Brent was not straight forward in his answers to my questions about the basement leak. He was more worried about the deal falling through than giving me honest answers.

Well “ Nintendo” first off I want to thank you for taking the time to write me up a review. Believe it or not, I really appreciate it. Most inspectors would cringe after reading this low score and poor review. I actually welcome it. It proves that I don’t write my own reviews like another home inspector does on this website (oh yes, we can write our own…) but I refuse to. It would “cheapen” my company. Nonetheless, let’s go through the points step by step and lets have the reader make their decision as to if I don’t “give it my all” on every home inspection. Your first point is that I didn’t spend 2.5 hours there like I had promised. At the initial phone call, you asked how long an inspection takes. I said “it depends, some are longer than others, but I would guess about two and a half hours” You didn’t think that I had rushed the inspection when we were all sitting in the living room going through the report and I asked if you had any further comments or questions for me, you said no thank you and we all left with smiles on our faces. Was I to just sit there and fill in time? Number two, you have me confused on this one, when I sent you the pictures, I sent you a bunch of pictures with the angle of me looking down on top of the roof. I was walking along the peak of the roof. You can clearly see that in the pictures. I did not have my ladder at the eaves. I was actually up there walking around snapping pictures; you can clearly see this with the pictures I sent you. It would be impossible otherwise to take those pictures. I have no idea why you are telling the reader different. Number three, appliances are a judgment call. In most cases I do test them, in your case the appliances are from the mid-eighties. You knew this and something that old is not going to last forever. I said that it’s best if you test them that last day before closing. Sorry I didn’t realize I was being so harshly critiqued for not turning on an old stove. Number four; it’s a scratch in the toilet bowl, not a crack. Number five, usually after I find hidden leaks in a basement and inform the potential home owner of this they shake my hand and say “whew, good man Brent! Thanks for finding that”, but you, you drop me a three out of ten and criticize me for not telling you that there’s a crack in the foundation wall. What you’ve failed to put on my review is the fact that I had mentioned you will need waterproofing done. That would include repair to any cause of the problem. Lastly number six, at the inspection when I found the hidden leaks, we spoke about it and thoroughly dissected it not once, not twice, but three times. Two days later you called me and we spoke about it for another 20 mins. I guess that I just gave up and grew tired of repeating myself on the issue. ..and just for the record, I don’t sell homes to people, that’s your agent job. Why on earth would I care if the deal fell through? That’s not my worry…again thank you so much for the review and all the best to you
