Home Inspection

The home inspection was a joke. They didn't have a ladder that was high enough to inspect the roof. As a result, they missed the fact that the roof membrane is peeling. ($800 cost to repair).

Second, they missed the fact that the toilets constantly make a "hissing" noise. When I called to ask what the problem was they told me to call a plumber.

Try someone else.

Hi Hie From Toronto. We are sorry that you had a negative experience with our company. Each of our inspectors carries a 28 foot ladder and will get on the roof as long as it is safe to do so. In some cases the roof is too high for a 28 foot ladder, or the pitch of the roof means that it would pose a safety risk to our inspector. In other cases, bad weather may limit our ability to get on the roof, because again it will not be safe for them to do so. In cases where the inspection is limited they would use binoculars to examine the roof from the ground. Our inspectors would also let you know onsite and in the report that this was a limitation. If you had major concerns about the roof, we advise you get a roofer in to inspect as they have the tools and training to access a roof of that kind safely. This is standard of most home inspectors, not just our company. As for the plumbing issues, if there were concerns about the plumbing in the home we would advise you speak to a plumber to have it further investigated. We like to use the analogy of a GP Doctor and Cardiologist. You would go to your GP to have them examine you and determine if there were any issues with your health. If they determined there was an issue they would refer you to a specialist for further assessment, like a Cardiologist. Inspectors are limited in what they can and can’t look at during the short time they are in the home. A home inspection is a purely visual inspection and so getting specialist in to do more invasive testing is often required. We are not permitted to move items or make holes in walls but specialists can do this type of work for you. That being said, at Carson Dunlop your satisfaction is our priority.
