Bad experience with 4 Sight Inspections...
I recently had a home inspection conducted by 4Sight Home Inspections and I am deeply disappointed with the service provided. The inspection failed to identify numerous issues that have since come to light. There is a water leak in the basement near the kitchen, causing water to drip onto the floor. The fridge upstairs is not dispensing water or ice, and appears to be leaking. It is clearly not in good working order. The living room chandelier light fixture is not working. The fourth light socket in the main bathroom on the second floor is not working. There is a leak in the basement near the water main, and it was not identified. The screen door is not locking and the mesh is undone. The window crank in bedroom number 2 is unhinged and not working. The window crank in the primary bedroom is unhinged and not working. The window crank on the main floor is unhinged and not working. There is a missing pot light in the basement ceiling. These are significant issues that should have been identified during a thorough home inspection. I relied on 4Sight Home Inspections to provide a comprehensive report and I feel let down. I would not recommend their services based on my experience. Another point to note is that The main contractor did not conduct the inspection despite requesting for him on the website... Instead, he sent his step-son, who unfortunately lacks the necessary experience. This may have contributed to the above issues not being discovered. Unfortunately, the $1000 warranty offered by 4Sight Home Inspections in case they missed something during inspection is simply unreliable, they will not honor it.

I'm very sorry to hear about the issues you encountered during your final walkthrough of the home, I understand this would be frustrating for anyone.
Allow me address all your points in relation to the inspection performed.
1. I used thermal imaging to scan the walls and ceilings of the basement and saw no signs of any moisture. Multiple plumbing fixtures were ran during that time and no leaking/active moisture was noted in the basement and there certainly was no dripping water as I am sure you will agree as you were with me throughout the basement.
2. Home appliances are not a standard part of a home inspection, however we are always happy to test them upon request as a courtesy. However it takes extra time so I focus on the primary functions. For a fridge I would check that the fridge/freezer compartments are cold. We do not test water dispenser or ice funtions. We also do not move appliances.
3./4./10. We only test a sample amount of lights and there are sometimes burnt bulbs which are not a defect. We do not trace circuits if a light is not turning on.
5. I believe you were with me when we had to get permission to turn the hot water heater on to get hot water and also as I tested all the fixtures as it warmed up. If I recall correctly, the water supply was also turned off prior to my arrival. At the time of inspection the water did not get fully hot but we were able to feel some warm water at some faucets as it began to heat up and there were no active leaks.
7./8./9. We only test a sample amount of windows throughout the home but examine each one for lost seals, leaking, cracked glass panes or other issue that may affect someone's safety or the home efficiency.
6. I ensure the locks are operational on the exterior, primary doors themselves in order to prevent access into the house. Screen door locks are not primary locks, therefore are not necessary to test.
11. Our focus is not cosmetic issues with the home but to evaluate the structure and look for any potential safety concerns for people living in the home so small holes in the wall would not fall under a home inspection. I'm very sorry if you had a different impression of what the goal of a home inspection is.
The leak from the fridge that cause the damage in the basement ceiling would not have been see or detected as the water had been shut off when we arrived.
Unfortunately, for these reasons, we do not consider this case to qualify for the guarantee that we offer.
