Extremely disappointed with this service. Although the major elements of an inspection were address - foundation, roof, some electrical - how is it that my painter finds that one of the heating ducts is not even connected from the furnace to the vent in our son's room? Too many loopholes in home inspection and no accountability after the fact for missed items, etc.

Vito is very organised he came on time and went through all the issues told over phone before inspection.

We recently had Vito come to inspect a house we were about to purchase conditional on inspection. He was punctual, polite, and very knowledgeable in all aspects of the home. He was very thorough in his review, documenting and explaining all areas of concern or potential concern for the future. Throughout the inspection I was just full of annoying first-time home buyer questions, and Vito was not only able to answer them all, but did so in a friendly and supportive manner that encouraged me to participate and be part of the inspection for a better understanding of our prospective house. As a single mother one of the most difficult challenges I've had to face is dealing with issues arising with my townhouse. I recently had a home inspection conducted by DSM Property Services on a townhouse that I rent. I wanted to bring someone qualified in to inspect the unit and help determine the overall condition, as the unit has been rented for the last 12 years. I met with Vito and together we walked through the unit. Vito was very thorough with his explanation of the process. His attention to detail and his ability to help me better understand what needed to be done was extremely reassuring. Following the inspection, Vito took the time and sat down with me and together we went through all of the essential points and recommendations and afforded me the time to ask the questions I needed to ask. Later that day, Vito sent me a completed, detailed report that outlined his findings so I could use it as a point of reference for repairs that needed to be done. Vito's report also included ways in which I could better maintain the unit going forward. I would highly recommend DSM Property Services.

I had concerns about some items in the home as it is a 40 yr old home. The inspection was great and Vito was great to deal with. I had a thermal scan and it proved to be good because it revealed areas of concern. A plumbing leak was found. I knew the house needed work but the inspection was worth because it gave mea much better understanding of what needed to be done. My purchase price was reduced as a result. Thank you Vito for a job well done. I would highly recommend.

i was recommended to DSM Property Services from a family friend who has used Vito's services in the past, least to say that he was extremely professional, and took the time to explain his work. The peace of mind provided by his home inspection was what i needed to close a deal on an investment property.

We had a leak that appeared to be coming in through the flat roof area under a sundeck. The leak was near the exterior door that led to the deck. The flashing looked like it was in rough shape and a previous owner had put tape over large parts of it. I had assumed the leak was through the flashing but a roofer suggested I look into getting a contractor or home inspection company to determine whether the leak was from flashing or from the door frame itself. Not all home inspection companies offer leak source investigation services to determine the source of a leak so that was my first question when I spoke to Vito. I explained the situation. We had the ceiling opened up and knew where the water was coming in, it was either the flashing or the door frame. Vito said he does provide this kind of service and noted he can't always find the source of the leak but he usually does. I am aware that it's not always possible to find the source of the leak (even when you do a proper investigation) so that didn't bother me. I decided to go with Vito based on price (he offered the service for $25 less than my neighbour had paid for the same kind of service) and because he was able to come on fairly short notice. Vito kept in touch with me the morning that he came to let me know when he would be there. He was punctual. However, he didn't do what I consider to be any satisfactory investigation of the source of the leak. He looked at the roof, and the door. He then told me that the leak was coming from the flashing or the door (which is what I had told him). He had seemed to linger for a bit at that point, just talking about roofing and other things. So I got the sense that he wasn't planning on doing anything. He then said I should take the tape off the flashing, run silicone caulking everywhere there was tape (quite a big area) and then run a hose on it and see if I get a leak. I said I thought he would do a hose test today (my understanding is this is a standard way to determine a the source of a leak). Putting silicone on and then running a hose wouldn't help determine the source of the leak (or whether the leak was fixed) because we don't know whether the flashing leaked before applying silicone. Although I am pretty handy and would normally do a hose test myself, I hired someone to do this for me because I was 8+ months pregnant. When I said I thought he would be doing a leak test today, he just looked down and didn't say anything. He said something about it's too bad he didn't come when there was a big rain so he could use his moisture read (he didn't come inside my house with any equipment). We were in the middle of a heat wave so it was a perfect time to do a hose test. I was galled when after taking a look at my roof and not doing anything to determine the source of the leak Vito then expected to be paid the amount we agreed upon. I've never hired someone who did so little. He may be perfectly competent and great at doing home inspections, but I would not hire him to investigate or determine the source of a leak.

Our inspector was punctual, thorough and informative. Our real estate agent was so impressed that he would like to refer DSM to future clients.

My wife and I noticed cold areas in our house, and wondered if there were air leaks, poor insulation, etc. Vito went through the house with his thermal gun and showed us a few spots where the walls were colder than they should be. When checking the ceilings upstairs, we found a couple of spots I the attic which could use a little more insulation. Most of the problem turned out to be related to a brick fireplace wall in one room... We are looking at options now to possibly renovate that area. He emailed us the thermal pictures so we could use them in future. A very good way to take the guesswork out of it. Overall, very satisfied.
