After receiving a shining referral and we had Damian from Lindsay Contracting come and quote on the renovation of our 1950s west end home. Unlike a lot of other contractors we interviewed, he asked a lot of questions took measurements and was serious and professional in the way that he went about giving us a quote. Work began within in a few days of signing and they had a crew clearing out the whole house cleared out in less than a week. Even though Damian is the contractor, he was also the one working on the job each day. From construction to plumbing and electrical it was all hands on. His lead foreman Roy was awesome and is an encyclopedia of trades.
Confirmation and Contract:
After we agreed to proceed and settled on a price based on Damian’s thorough quotation, we signed a contract with the work and a payment schedule clearly outlined.
.
Basement:
We needed a finished basement as the existing one was a monument to chip board and drop ceilings. Initially we wanted a rec room, a 3pc bathroom and a large laundry room. Damian and Roy suggested that we winterize the cold cellar and convert it into a laundry room which was a great suggestion. As a result, we made room for a fourth bedroom/office which increased the usability of the basement. All new drains were installed in the floors as well as a waterproof basement sub floor.
Beam Work
Because we opened up the house, we had to have steel beams installed to take the load. Our structural engineer specified the beams and Damian and his staff did an exceptional job with the install. Can’t even tell where they were installed as the skimmed the ceiling to sit flush with the beam
Main Floor and Second Floor
The house was not a total gut job and the original hardwood floors were in great condition. We had them sanded and stained a darker shade and his floor guy was excellent. Did a lot by hand and the finishing is superb. A new custom kitchen was added and he worked with our designer’s drawings to make sure everything fit perfectly. Upstairs we added a new bathroom and modernized the plumbing throughout the whole house.
Addition.
We had an existing side porch which we opened up to the kitchen and winterized. They removed all of the masonry, installed a beam, reframed the porch and relocated all of the doors and windows. Really well done and having been on site to watch all of it, his crew worked very hard to get it right.
Staff
Along with a crew of staff including many of Damian’s family, everyone was courteous, professional and exceptionally nice. I always found it a pleasure to go on site, get updates, chat with the guys and know that they were happy doing the work. The quality in their labour shows and we couldn’t have asked for a nicer team to work on our house.
Overall
We love our house and here’s why
- It was done on time and on budget. There were a few overages but those were changes on our end. Damian did his best to keep everything on track and we were in when we needed to be in.
- Quality. The workmanship and quality of construction was outstanding and they improved upon an already solid house.
- Staff. They guys were a pleasure to work with and they treated both us and our home with respect. As a result, the house feels good and we do to.
If you are thinking of hiring Damian, Roy and the crew at Lindsay Contracting, I highly recommend it. They may not have the frills of bigger firms but they get the job done…and get it done right!
