Home Inspection

We hired Ted on recommendations from friends who used him and also from seeing him on TV as a subject matter expert.
Admittedly, he was more expensive than comparable inspectors we asked. However, the service and results comparably better, taking the time to explain to us how moisture is able to get inside insulation and the evidence we were seeing to support his suspicions. Even the sellers commented how thorough he was. We stayed the entire day, even going an hour over-time (3-level detached standard lot) -- we suspect other inspectors may have just started itching to leave before that point. We did appreciate him being available for follow-up questions and helping us with our responses to the seller if things got pushy. If you treat this like a one-day crash-course tutorial, then you can see the value in his services. Don't just use Ted for the report at the end -- use the time while you have him for the day: ask questions, pay attention.

Any advice to offer fellow homeowners facing a similar project?
take his advice with a grain of salt -- every house is going to have problems. If you're willing to live with the issue and are prepared to either sell before it becomes and issue or pay for the fixes, then great.

Yes that was a very interesting day, the seller being the vendor of that 15-year-old house didn't make it easy to convince him the following day that the home was suffering the same symptoms as leaky condos. The mold discovery within the stucco walls was the clincher that unfortunately he did not want to believe when told.
By the way I do not allow agents or anyone other than my clients to accompany me during an inspection- this is the buyers private business- discussions with your home inspector should be kept private until you have consolidated all of your information. When 3rd parties are within earshot they will interfere and provide anecdotal solutions (to deflect the gravity of discoveries - this interference does not help the inspector’s job of communicating deficiencies.
As much as homebuyers fall in love with their purchase they must be prepared for some disappointments when they hire someone who does a thorough inspection. Some disappointment can be negotiated, others just require a little knowledge as to cost and procedure to repair but then there are some issues that are not easily or cost-effective to resolve- that's where a photo detailed inspection report can function as a negotiating tool.
Your contract had that tricky: no get out of jail easily clause:
“at the Buyers expense, obtaining and approving a home inspection report against any defects whose cumulative cost of repair exceeds $1,000 and which reasonably may adversely affect the property’s use or value.”
Clause looks innocent enough but rest assured it can be very sticky to prove.
Unfortunately it's the buyers agents who includes this clause- I would love to know how they sell it to the buyers. Agents like this clause because it can lock you into a deal that is very hard to wiggle out of.
Your agent talked you into this clause I would say they can probably get you out of it without you lifting a finger. Whatever, don't hand over your inspection report, this is your private business and you paid for it. The vendor wants this report so they can put Band-Aids and all the deficiencies.
The thousand dollar clause is so subjective that it may cost the buyer extra specialist inspections to prove and then get contractors to provide quotes on repair/remediation. A total waste of time, a lot of time and effort and your money.
Yes this has happened to a few of my clients before when the vendor and agent want to force the deal to go through. What kind of people are these that would want to sell you something you do not want, sounds like desperation. From my experience homebuyers will stick with the deal for as long as possible- negotiating a better deal to accommodate the disappointment of new discoveries, if they don't have options then in many cases people cannot afford to buy the house or money pit and need an unfettered exit.
Up until a few years ago contracts would read something like “subject to approving a home inspection” Period! This language is up to you to request.
Stay in the drivers seat, don't let the frenzy of the deal and agents convince you that signing a contract of this $1000 nature is in your best interest- it most certainly is Not !!
PS: MS- your reduced $700 fee was a result of canceling the need for a report which would have been another full day's work

Home Inspection

Ted was extremely thorough when we hired him to inspect our Townhouse. He spent as much time outside looking at the entire development, as he did inside. What we liked most about Ted's approach as that he doesn't pull any punches. If he sees a deficiency, he documents it. The next day we sat down with Ted and reviewed the document he prepared and we were impressed. The amount of detail he provided us was more than worth the money we paid him. I went on to join the strata council a few months later and used his document to have some common area deficiencies resolved. 11 years later, Ted is still helping us. Just last week Ted inspected and providing a solution to a common area building experiencing ventilation problems. Thanks to Ted we have a solution and are now able to deploy the appropriate trades to get the problem fixed. I offered to pay him for his time and effort but he said "Of course not, keeping my clients happy is the cornerstone of my business. I'm always more than pleased to help people, it's a character flaw but I can't help it."

Hi Ted,
Being an X renovation general contractor I enjoyed the daily problem solving challenges but I find the field of home inspection to be far more rewarding. Being a contractor it's expected, being a home inspector; it's more of a bonus for the homebuyer.
As you have probably guessed; problem solving is one of the main perks of the job. Discovery and exploring improvement possibilities is what makes me happy and excited when the phone rings for an inspection.

Home Inspection

My wife and I did a lot of research in order to find the best independent home inspector possible. Yes, Ted charges a good amount more than other home inspectors, but it was an excellent choice, considering how big an investment a home is. Ted is thorough, experienced, and spent hours walking through not only our suite, but the entire strata. He's meticulous in going through every single possible issue, and gave many suggestions regarding maintenance items. His detailed report was very informative and will be kept by us as a reference guide in the coming years in order to keep our home in good shape. We definitely look forward to moving into our new home shortly, especially with the confidence Ted gave us in purchasing something without major issues.

On an another note, even before I hired Ted as my home inspector, we had an accepted offer on another location. Ted went through the effort of driving past the condo, making some observations, and writing me a detailed e-mail explaining why the condo did not have proper rain screening and was due for some major repairs. Based on his recommendation, we decided that it was too big of a risk to go through with that offer. He goes above and beyond the typical for service, and I highly recommend him.

Home Inspection

We hired Ted after reading all the great reviews about him here and we are glad we did it. Although Ted charges more than most home inspectors, he is probably one of the cheapest if you consider the level of service he provides and the amount of time he spends examining the house you intend to buy and preparing the inspection report. During our home inspection he spent over 6 hours methodically checking every corner of the house, starting with the outside of the house, through every room and to the attic. Ted has the experience required to notice even the smallest details that could point to bigger, maybe hidden, problems and that would pass unobserved to the untrained eye.

For first time buyers, there are lots of unknowns when it comes to buying a house, and the house itself is probably the biggest of all. Ted insisted that we accompany him throughout the inspection and, after following him for more than 6 hours, we've learned the house inside out. At the end of the day, we knew what we were buying. All the overwhelming information we received during the inspection was neatly documented in a carefully prepared inspection report, which serves as an excellent reminder on the work that needs to be done after we moved in. Ted also offered to give us free advice on future repairs and improvement we intend to do to the house. All in all, an extraordinary experience and we highly recommend Ted for any home inspection!

Thank you so much for your kind comments, it's hard to convey the value of a thorough home inspection except by these testimonials. Simply people have no idea what a home inspection should look like. As you can probably tell, I do home inspections because I like the work and the people I get to meet. I'd like to take this opportunity to make a slight clarification: you followed me through the inspection for 6 hours, but I was there for an hour prior, your custom detailed report took 10 hours and we spent 2 hours reviewing your report on the 2nd day. So as you pointed out, I do charge more, but I like to think that I deliver 4 times the value, which is only possible when I take 2 days to complete a home inspection process.

Home Inspection

Ted is very thorough, knowledgeable, and interested in making a difference in your homeownership journey. He wants to help you and has your best interests in mind. We were empowered to do some of our own work using the education and follow-through that he provided. His passion allows him to investigate and find the cause of problems. Not only was he quick to provide advice when we had to deal with some issues with the house, he would call us back if he thinks of anything or call just to make sure we're ok. By dealing with the issues now through getting rid of the source of the problem, we can avoid having a much bigger headache later on. Our house is only 10 years old, so don't think newer houses don't require a good inspection and upkeep.

We will only use THE Home Inspection Co from now on and will recommend him to all!

Yes, your journey had a major hiccup. Although I wasn't your initial home inspector. I'm very pleased that I was able to step in to provide the help you needed when other professionals basically abandoned you, not knowing what to do to resolve your problem. You had tried most everything to source a persistent problem and tired all the possible trade experts. Fortunately, because I'm a jack of all trades, so to speak. I approached your problem, much like a physician would- run a battery of tests and weigh the results. A process of elimination eventually produced a eureka moment that led to your solution.
Yes, I think we were all pretty happy, detective work is my passion.

Home inspection

Hiring Ted Gilmour to complete a home inspection has saved us from an unknown amount of future aggravation and expense. He knows his business. Others may have mentioned it in their reviews also, but we would not complete a home purchase without him from now on. Ted is professional, courteous, punctual, thorough and kind. We found Ted by 'accident'. A combination of a verbal referral by another (unavailable) home inspector (we didn't pay too much attention to this at first, in the rush of having found a house we both liked) and then frenzied 'net research.
Of course, we didn't even consider home inspector referrals given to us by any realtor. Don't get caught up in the excitement of an accepted offer and make this costly mistake just because you really want the purchase to go through.
Do yourself a huge favour and invest in a home inspection from this guy. You will be taking a sure step to investing in your peace of mind. The 'manual' about the house we received afterwards, as well as a verbal report as I did the inspection WITH Ted, and PDF summary meant we had a thorough understanding of the house going forwards.
Again, others have said it too I think, but people can spend more time researching and buying a car/pet/appliances/researching vacations than really understanding a house they are buying. Just doesn't make any sense.

Hi Jo,
There was nothing easy about your purchase process, one of the critical points is: agents operate as if the seller was paying their commission when in fact it's the buyer who brings the money to the table to be divvied up. I suspect there was a point where you may have considered hiring another inspector because I was requesting as many as 10 hours access for the inspection when most other inspectors could be finished within 4 to 6 hrs.. Yes, they were hoping for an agent friendly inspector.
I often find agents treat homebuyers as if they are freeloading on the agent's goodwill, very politely of course, dragging their heels, so to speak when it comes to responding to requests for access time and sometimes information. It's not uncommon to find agents working against the buyer's best interests, working towards the center, the center which is them and their bottom line. I'm often told: there are honest agents out there.
It was a big old home, it had lots going on, and as we discovered and through further investigations there were no easy solutions. One thing people don't realize; just because the homeowner made multiple improvements over the years, they may have only addressed the cosmetic and functional aspects of the living environment. As they say all this cosmetic candy can be distracting while the infrastructures may have been fudged and or covered over malignancies by: uncaring, unskilled, and unscrupulous contractor/trades people.
So when people wonder why an inspection takes a complete day, it's because I have a lot of work to do, detecting and track down the obscure deficiencies to verify their cause and educating you, the buyer. This level of deficiency discovery is not limited to older homes. In my opinion a home inspection should be a complete day or more turnaround, too many people are looking for a quick, cheap and easy inspection, I say they should save their money and just buy the house if they want it that badly.
Thankfully you recognized the easy garden path laid out for you and decided on your own path of due diligence.

Home Inspection

I remember how obsessed I became about reading reviews before buying my first car. While I might spend 1-2 hours a day in my car for the several years that I own that car, I will spend over 12 hours a day in my home that I will possibly own for decades. Especially in the Lower Mainland where homes cost many, many times more than a car, I think it is sensible to hire THE Home Inspection Co to perform a thorough inspection before you take the plunge. Ted will methodically walk you through the home and identify what's good and what's bad over the course of several hours. You will then receive a detailed report with colour photos describing any defects and their severity so that you will feel comfortable moving ahead or not. With the help of THE Home Inspection Co, I was able to avoid purchasing a home that would have brought me years of trouble. I highly recommend this company.

Yes that was a interesting inspection; there were many features of outstanding appeal, fortunately that's not how I process what is actually going on with the house. What is behind all the nice, nice, nice? With many years of renovation and construction to inform my observations; in the final analysis we managed to sort out all the anomalies and histories of previous renovations, no permits, additions and Fudging. Yes that house would've been a life of hurt.
Often times the people who make alterations to their home have enjoyed the fruits of their thrift and ignorance but by the time they go to sell the sum of these improvements are often ready to self-destruct. Yes they still look good but it's a balanced act that is held together by routine, faith and bailing wire.
We can do way better!!

Home Inspection

Ted has been a lifesaver for us when it comes to buying a home. He helped us buy our apartment and thanks to his inspection we were the only ones in the building who knew where the main water shut-off was during a sprinkler-head malfunction crisis. We felt confidence in our decision to buy our apartment because of his extremely thorough inspection and were grateful to have his report to refer to over the years when it came time to revisit maintenance issues.

Here we are several years later and we're buying a house. Ted went above and beyond standard home inspection procedure and if it hadn't been for his thoroughness, we never would have found the asbestos in the house we were looking to buy. Ted also helped a family member of ours with a potential condo purchase; he found severe defects, and sure enough a few months later the entire building was under tarps, undergoing serious restoration. Our family member was saved from buying a lemon!

His professionalism, thoroughness, and attention to detail are invaluable when it comes to such a major purchase. It's amazing that he spends all day on the inspection, educating the buyer the whole time, and then provides an analysis more complete and detailed than you could think possible within 24 hours. At the end of the process you will be very knowledgeable about your new home.

We recommend Ted to everyone we know, and many of our family and friends who have worked with him upon our referral have been equally satisfied.

Yes we do have some history and I'm very pleased to have worked with you, family and friends. One thing that stands out in your generous praise of my service is the inclusiveness: "we never would have found", "educating the buyer the whole time", and the term which defines how I operate "friends who have worked with him". Some people see a home inspection as a fairly straightforward service which concludes with a yes or no inspiring product.
Thankfully that's not what I'm about, I require my clients to accompany me through the entire inspection so they know firsthand rather than me telling them what's wrong with their house, it's not for everyone, but for the ones who do hire me they do appreciate the process. I am often told of the value of their experience and use terms like: "working with me" which is the core of the process.
My clients, like you, are impressed with the variety and quantity of their new knowledge which serves their purchase decision and understanding of the care required to maintain their investment. This type of involvement is not for everyone, there's nothing resembling a cookie-cutter inspection, I am happy to say.

Inspection

Ted is very thourough and looks at everything even if it is very uncomfortable for him. He found a pipe for an oil tank in a very tight space in the crawl space. This helped us avoid buying a headache of a house.
