We asked for a quote for an addition and renovation to our house in June 2022. The estimate of about $300K was way over our budget, so they suggested we reduce the scope of work. We removed the addition (14ft by 24ft, including foundation, and main floor and roof) and scaled back the renovation in the existing structure. Their verbal estimate in the fall was $150K, so we proceeded with drawings (to include first set, plus 2 edits) for $4000. After a first rough preliminary drawing, they quoted about $295K in Dec 2022 for the new, scaled back work. The drawing was wrong and was incomplete. The quote included many "allowances" instead of a real fixed price quote. They suggested that they would give a lower price if we "scaled back" the project. We had already scaled back, and the removal of a full additional and some renos reduced the price by only $5000. Like the first quote, this was way over budget, and we could not proceed. We asked them to stop work on completing the drawings, but they even refused any partial refund on the incomplete drawings.

I am aware you signed a design agreement and met my with designer and supervisors several times about your renovation. You where provided with copies of various versions of you project, once you approved the design, we began quoting from the construction drawings you designed with our designer.
In total we spent over 100 hrs working on quotes and drawings for you and to be very clear it is never our practice to give verbal quotes and all quotes are provided in writing.
Your quote of $250,000 consisted of:
Demolition of interior walls, kitchen cabinets and counter top, plumbing fixtures as required.
Remove you front sun room, removing existing roof trusses, remove existing front door, back window and doors as required.
Supply and frame 2x6 exterior wall, supply a completely new roof with new trusses ice and shingles.
Facia soffit and eves.
Insulation, supports as required for new roof.
Interior finish, drywall, tongue and grove ceiling, vinyl and tile flooring.
Paint, trim.Kitchen supply and install upper/lower and island
Vanity in powder room.
Supply and install windows and doors as per drawings.
Full electrical rewire and plumbing rework.
It’s impossible to hire skilled labour to complete that work scope for a $150k.
