Epic homes, Kanaka Springs, is extremely deceiving.
The first day after we moved in our upstairs shower leaked so badly it destroyed the walls and ceiling of the main floor bathroom and leaked down into the basement, they cut a massive hole in our ground floor bathroom ceiling to replace the pipe, took 2 months to re-drywall and spray it, and another month to repaint it. It went downhill quickly from there over the next few months - our main floor and stairs had to be repainted due to touch ups all over both walls with a different color paint, main floor walls are out of square, framing isn't plumb, doors are missing paint on the top and when brought up we were told well you don't see it anyway so were not finishing them. Our back door was installed unpainted and covered in glue and it took them months to replace it, while we watched them install brand new doors everyday at houses beside us. Our garage was leaking water through the concrete and they told us that they never actually put any waterproof coating on it because its a separate dwelling and didnt need it. They fixed it, only because they didn't want us to tell all the other neighbors and cost them money, but oddly enough every house built after ours had the waterproof coating. After digging up our backyard to fix it, they never replaced the grass that they destroyed, or the pavers that were damaged from their machinery. Drywall seams and nail pops throughout the whole house that took weeks of back and forth for them to only fix half of them because they didnt want to fix the entire ceiling. Our home has an unfinished basement but the exterior walls of the basement came drywalled by Epic, 6 months after moving in we had water pooling all over the floor. We called Epic, who removed the drywall to reveal insulation that was so wet it was rung out on every exterior wall. They removed the drywall and brought in fans for 5x days to dry it out, at our expense for the extra heating and electric bills. Shawn fought back and forth with us for over a month trying to convince us that the POOLING of water on our floor was simply caused by sweating concrete, and insisted that the resolution was to install multiple inspection holes all over the basement. In doing this, they removed some insulation and cut out the poly behind each vent in our home, knowingly & directly violating the bylaws of the city. The airflow of these vents make heating our basement near impossible & expensive. Fast forward to 4 weeks ago, where low and behold the inspection holes failed because weirdly enough concrete doesn't actually sweat to the point of soaking insulation and pooling water past the drywall, insulation, poly, framing, and onto the concrete pad. Its been 1 month since it was reported and we have only got one 1/4 walls removed, leaving 3 walls soaking wet and potentially growing mold that is being circulated through our home with 3 children in it every day. Shawn, the site super, came in and insultingly told us that we should either a) Install even more of the hideous vent holes, or b) just remove ALL insulation in our basement, ALL the poly barrier and close up the wall with nothing behind it so we could get more airflow for the sweating. We had Lee and Dave attend after Shawn who within seconds agreed with us that concrete DOES NOT sweat to this extent and its very clear there is a crack in our foundation or our damp proofing has failed. Its now been one month of this argument where all we want is to not have a house that leaks water into itself, and to have it fixed properly and I have yet to even get a single update.
Run far away from Epic homes unless you also want to be involved in constant battle to simply have a livable home. Take it from me, or take it from the 45+ other homeowners in this complex that speak on the regular about our consistent issues, many the same as ours. Do not buy here, or from this developer.
